Kelburn character has it all - aspect, access and sun

TENDERS CLOSE on March 20 for a spacious character home with sensationa­l sun and views in leafy, dress-circle Kelburn.

The five-bedroom house, at 26 Fairview Cres, dates to the early 1900s and occupies a 622-square-metre section with parking for three cars and dual access from 139 Upland Rd, where there’s a single garage and walk-up access.

The property’s original address was Upland Rd until a few years ago, when vendor Mark Denize added drive-on from Fairview Cres.

He bought the property in 1999 to be the family home in Wellington but is selling because he’s decided to live permanentl­y in the Marlboroug­h Sounds.

‘‘We bought it for the view, the size, the mature trees and the location,’’ he says.

‘‘We own a number of houses in Wellington but we’ll miss this the most because of its combinatio­n of aspect, access and sun.’’

The 223sqm, weatherboa­rd-and-ironroof dwelling was converted to three flats in the 1920s and turned back into a large family home in the 1980s.

Mr Denize has upgraded the twostorey house, which looks over trees to the city and harbour, modernised the upstairs bathrooms with underfloor heating, and added a deck to the lower level.

He stripped back the predominan­tly kauri doors and has retained many of the original features, including the working tiled fireplace in the lounge that looks through the leaves of a beech tree he thinks is as old as the house itself and where he often sees kaka.

The lounge shares a sunny annex with the main bedroom, which has a bay window and an ensuite.

There are three more double bedrooms on the top floor, with its high stud, bathroom, separate laundry and openplan dining room and kitchen (Smeg range, rangehood, dishwasher).

Such is the versatilit­y of the house that one of the bedrooms could be used for a formal dining room.

Two more bedrooms, one of which could be a family or teenagers’ room, are on the lower floor; each has matai floorboard­s and opens to decking.

Also on this level are a third bathroom and a wine cellar.
