Exceptional home is award-winner

-

ASPECTACULAR Northland home that has won three architectural awards is expected to sell for more than $2.6 million when tenders close on March 13.

The six-bedroom, threebathroom house, at 78 Orangi Kaupapa Rd, stands out for not only its modernist design but also its breathtaking views and exceptional sun.

‘‘This ridge-top position is incredible for year-round, all-day sun,’’ Craig Lowe, of Leaders, says.

‘‘And to get so much flat land this close to the city – 1540 square metres, plus a half-share in a neighbouring property – is incredible.’’

The 500sqm Gerald Parsonson design has won three NZ Institute of Architecture Awards and is for sale for the first time since it was built in 2001.

Features include a ply exterior, hardwood and polished concrete floors, timber panelling, home automation, underfloor heating, three-car garaging with wine cellar, and extensive indoor-outdoor living.

The pavilion-style living/dining area that links the two bedrooms wings opens to both a secluded, sheltered, west-facing courtyard with an outdoor fire and an east-facing kwila terrace that steps out to flat lawn stretching towards the city and harbour.

Next to the living/dining space, with its open fireplace and built-in shelving, is an eat-in entertainer’s kitchen with an underbench oven, five-burner hob, dishwasher and fridge-freezer with ice-maker.

It forms part of the house’s northern wing, along with a family room and a utility room with laundry facilities.

In the southern wing are a large TV or media room, a guest bedroom with harbour views and an en suite, a separate toilet and a storeroom.

Stairs lead to the main bedroom level, with three more bedrooms that face the harbour, two that look towards the western hills and a study.

The main bedroom has a walk-in wardrobe and an en suite and the main bathroom includes a deep bath, shower and designer vanity; the toilet is separate.

Linking the bedrooms is a gallery that opens to an unusually large deck.

The separate wings not only screen the main interior from neighbours on either side but also help to maximise shelter.

‘‘Such is the design of the house that you can enjoy sheltered outdoor living regardless of the prevailing wind,’’ Craig Lowe says.

‘‘This is a stylish, substantial home that will delight families and entertainers alike with its exceptional specifications and rare combination of sun, space and privacy on a large, flat site with amazing views.’’
