Multiple tenders for Northland home

ANORTHLAND home with views and year-round sun sold for more than $100,000 above its rateable value after receiving 20 tenders.

The property, at 172 Orangi Kaupapa Rd, had a rateable value of $420,000 and was viewed by 115 families over a two-week tender campaign. ‘‘We had an amazing turnout at the open homes, when 115 families came through to view,’’ says Paul Dickason, of Profession­als Wellington City & Suburbs, who marketed it with Chris Day.

The 140-square-metre house was on a fenced corner section overlookin­g the western hills.

It included open-plan living/ dining, tidy gardens and lawn, and a single garage with internal access, Dickason says.

‘‘There were 20 tenders and the house sold for well over $100,000 more than its rv.’’ A MT MARUA home that was marketed as ‘‘the perfect allrounder’’ has been auctioned for $525,000.

The property, at 26 Mt Marua Drive, had a rateable value of $570,000.

Leanne Walker, of Harcourts, says the four-bedroom Gilden Home house was built about eight years ago on a 1595sqm section with a double garage and extra parking for a boat, trailer or camper.

‘‘It was a stunning, well designed, sun-filled house with open-plan living and a chef’s kitchen that was the hub of the home.’’

Other features included a study, large deck off the lounge and family room, double-glazing and a heat pump. A CHARACTER VILLA on a large section in Silverstre­am has been auctioned for $370,000.

The 1920s property, at 6 Marlboroug­h St, had a rateable value of $340,000.

‘‘It was in a great location close to all the desirable village amenities, great schools, transport and the motorway,’’ says John Dunscombe, of Harcourts, who marketed it with Susan and John Spencer.

They promoted the property to buyers with renovation skills, developers and builders who wanted to capitalise on its 809sqm section and upgrade the 90sqm dwelling or demolish and build a dream or spec home to on-sell. AN OTAKI BEACH home on a crosslease­d section has sold for $187,000.

The property, at 133A Rangiuru Rd, had a rateable value of $195,000.

Bram Crysell, of First National Otaki, says the 80sqm, threebedro­om dwelling had a half interest in a fenced, 857sqm section. A SMALL lifestyle section in Te Horo has been auctioned for nearly $60,000 more than its rateable value. The 9790sqm property, at 107 Pukenamu Rd, had a rateable value of $170,000 and sold for $228,000.

‘‘It was a deceased estate and one of the last blocks available in an establishe­d area,’’ Trina James, of Harcourts, says.

‘‘It had an excellent outlook and layout, with an elevated building site looking out to Kapiti, a handy shed for weekend visits, phone and power at the boundary, and no restrictiv­e covenants.’’
