Hundreds drawn to Island Bay townhouse

AN ISLAND BAY townhouse that about 400 people inspected has been auctioned for 30 per cent more than its rateable value.

The property, at 26A Brighton St, had a rateable value of $510,000 and sold for $670,000.

‘‘It generated a lot of interest, with 150 parties attending open homes and appointmen­ts,’’ Steve Fejos, of Harcourts, says.

‘‘There were 14 registered bidders at the auction, with bids starting at $500,000.’’

The 79-square-metre, architectu­rally designed residence was on a 213sqm section only a minute’s walk from Island Bay beach.

It had two bedrooms, downstairs living with wooden floors, an open-plan kitchen and living/dining area, study, large bi-folding doors to a private, fenced barbecue area, and a roadside double garage. A TE ARO apartment has sold for more than $30,000 above its rateable value of $280,000.

The two-bedroom unit, at 3/267 Cuba St, was at the top of Cuba St in the Cuban Court complex, which was built in the 1940s.

It measured 60sqm and came with a parking space, says Charles Lindsay, Profession­als, of Wellington City & Suburbs, who marketed it with Paul Dickason.

‘‘It was a sunny apartment in a great location close to university, shops, bars, and cafes, and was a great first home or investment.’’ AN AOTEA executive home with a rateable value of $540,000 has been auctioned for $710,000.

The four-bedroom house, at 16 Tongariro Drive, was built in the 2000s.

‘‘It had been beautifull­y maintained and recently painted throughout,’’ Marty Ritchie, of Harcourts, says.

Features included spacious bedrooms, open-plan living, a formal lounge, and DVS and gas-ducted central heating.

The 196sqm house was on a landscaped 795sqm section with a private courtyard. AN OTAIHANGA home on a large section with a two-room studio has been auctioned for $60,000 more than its rateable value.

The property, at 5 Kokako Rd, had a rateable value of $350,000 and sold for $410,000.

Bridget and Stu Dunn, of Harcourts, marketed it as a private and peaceful three-bedroom home that was perfect for young families.

‘‘There was room to stamp your mark and make this home your own,’’ Bridget says.

‘‘The studio would be an ideal separate rumpus room, office space or workshop.’’

The house was on an 1147sqm section near the Otaihanga reserve. A PARAPARAUM­U Beach townhouse with a modernised kitchen and bathroom has been auctioned for $387,000.

The property, at 8 Chums Rd, dated to the 1970s and had a rateable value of $290,000.

Doug and Jan Palmer, of Harcourts, marketed it to small families, profession­al couples, retirees and investors.

‘‘It was a much-loved home on a sunny, easy-care 361-square-metre section in a prime Paraparaum­u Beach location close to Paraparaum­u Beach School, Paraparaum­u College and transport,’’ Doug says.

‘‘It had two spacious bedrooms, openplan living, and a recently modernised kitchen and bathroom.’’
