Tidy Karori home fetches $266,000 above RV

AKARORI HOME that hadn’t changed hands in 18 years has been auctioned for $266,000 above its rateable value.

The property, at 6 Ranelagh Tce, had a rateable value of $480,000 and sold for $746,000.

Ken Dentice, of Harcourts, says the four-bedroom house was well cared for and only minutes from the local shopping centre and public transport.

‘‘It was in the heart of Karori on a flat, sunny, 874-square-metre section and offered many options.’’

He marketed the 160sqm dwelling to families with teenagers, investors, and first-home and homeand-income buyers. A KILBIRNIE TOWNHOUSE with a rateable value of $395,000 has been sold for $455,000.

The 110sqm dwelling, at 9/6 Vallance St, had two double bedrooms on the first level, a study on the second level and internalac­cess garaging.

‘‘It was a modern, well-located townhouse, positioned for maximum sunshine on the northeast corner of a compact complex in a quiet cul-de-sac,’’ Isadore Campbell, of Tall Poppy Real Estate, says.

‘‘It was already occupied by longterm tenant, so was an excellent rental investment purchase.’’ A SETTLER’S COTTAGE in Newtown has been auctioned for $111,000 above its rateable value.

The property, at 25 Normanby St, had a rateable value of $400,000 and sold for $511,000.

Di Austin, of Harcourts, says the 100sqm dwelling had been attractive­ly renovated and decorated.

It was semi-detached with two double bedrooms, ‘‘spic and span’’ bathroom, separate living room and an open-plan kitchen/dining area with ranch-sliders leading out into the garden.

‘‘It was a carefully maintained home with great sun,’’ Austin says.

‘‘It was perfect for profession­als and had great potential as a rental investment.’’ A WAIKANAE HOME with a solarheate­d swimming pool has been auctioned for $350,000.

The property, at 98 Belvedere Ave, had a rateable value of $300,000.

Karen Fahey, of Harcourts, says the spacious three-bedroom townhouse was built to capture the all-day sun.

‘‘It was an affordable home in a fantastic location that appealed to first-home owners, profession­al couples and retirees.’’ A WHITBY HOME surrounded by native bush has been auctioned for $372,000.

The property, at 10 Stemhead Lane, had a rateable value of $365,000.

Built in the 1980s, the 110sqm house was ‘‘tucked away’’ on a rear 1098sqm section, Marty Ritchie, of Harcourts, says.

‘‘It was surrounded by native bush and had open-plan living with indoor/outdoor flow to a deck which enjoyed the very last of the sun.’’

Other features included four bedrooms, an updated kitchen and bathroom, and internal-access garage.
