Sunny, enchanting character with best views of the bay

-

TENDERS CLOSE on May 25 for an enchanting, sunny character apartment with sublime harbour views in Oriental Bay.

The two-bedroom, twobathroom residence, at 4/306 Oriental Pde, dates to the 1920s and is for sale for the first time in 27 years.

One of only five in the unit-title building, it occupies the fourth level and retains many of its original features, from subtle art deco touches to sash windows and paned doors.

The front door of the 120-square-metre apartment opens into a central hall, with the living and dining areas to the right and the bedrooms and bathrooms to the left.

The formal lounge is open-plan with the compact, welldesigned kitchen, which combines plenty of pantry space with stone benchtops, an underbench oven, ceramic cooktop, integrated rangehood and double DishDrawer dishwasher.

The lounge has a gas heater inset into a tiled fireplace and looks from the town belt across Oriental Bay and the inner harbour to the city.

French doors separate the lounge from the dining room, which has a modern gas fireplace in a brick surround, and adjoins a sun nook that opens to a balcony.

A sliding cavity door allows the dining room and sun nook to be opened up as one room; the latter also opens to the lounge and could double as a spare bedroom for guests.

Complementing the original built-in storage in the hall is a builtin wardrobe with storage in one of the double bedrooms.

The other bedroom has an ensuite with a shower, toilet and vanity while the spacious bathroom includes a shower over a deep spa bath, vanity, toilet and hideaway laundry.

Both the bathroom and the ensuite retain their extensive marble tiling.

‘‘This charming apartment is perfectly positioned for sun and views,’’ Cheryl Barber, of Ray White, says.

‘‘The location is fantastic for enjoying everything Wellington has to offer, from cafes to waterfront walks, and there’s potential to add value or modernise.’’

She points out the concrete building has earthquake rating of 71 per cent NBS (New Building Standard) and a lovely wide staircase instead of a lift.

‘‘So the body corporate doesn’t have to worry about lift maintenance.

‘‘And because it’s a unit-title apartment, you can rent it out should the need arise or even take advantage of its location for an airbnb.’’

The property has a rateable value of $950,000.
