Many keen on Brooklyn rental
ABROOKLYN investment property has been sold for $340,000 above its rateable value. The two-flat opportunity, at 305 Ohiro Rd, had a rateable value of $490,000 and sold for $830,000.
“Interest in two-flat properties is huge, with buyers coming from around the Wellington region to register their interest,” Paul Dickason, of the Professionals, says.
Built in the 1910s as a 170-square-metre villa, the two-storey dwelling had a three-bedroom flat upstairs and a two-bedroom flat downstairs.
Dickason says the owners had invested heavily in upgrading the property, which returned $1000 a week in combined rents.
“It will make a great home-and-income or longterm investment.” A KHANDALLAH home with flexible open-plan living and wonderful views has been auctioned for $445,000.
The three-bedroom property, at 41A Onslow Rd, had a rateable value of $330,000.
Amanda Harris and Therese O'Sullivan, of Harcourts, say the compact 146sqm dwelling was elevated for sun and views on a 562sqm section.
Built in the late 1980s, it included an internal-access garage, three double-bedrooms, a laundry and bathroom on the lower level, and versatile open-plan living/dining and kitchen on the upper level, where full-length windows maximised the views across the harbour to Oriental Bay. A KARORI home that had previously changed hands in 1993 has been auctioned for $192,000 above its rateable value.
The property, at 12 Plymouth St, had a rateable value of $700,000 and sold for $892,000.
“It was a great opportunity for someone to add their touch to a generous-sized family home,” says Alan Wilson, of Harcourts, who marketed the 200sqm dwelling with Lynette Kitney as “potential plus”.
The 200sqm house had four bedrooms, three bathrooms, large family/living areas and a kitchen that opened to a patio and garden.
It was on a flat, sunny 582sqm section and had an internal-access single garage. A TITAHI BAY Bay home that was for sale for the first time in 31 years has been auctioned for $255,000.
The two-bedroom unit, at 8A Tireti Rd, had a rateable value of $230,000.
“It was cute, compact and easy-care with the beach just around the corner,” Andy Cooling, of Harcourts, says.
“It was close to transport, schools and shops, and had a half-share in a 505-square-metre section.”
The 1970s property was advertised as “just perfect for those that are starting up or slowing down” and sold to an investor. A WHITBY HOME with a rateable value of $510,000 has been auctioned for $520,500.
The three-bedroom house, at 41 The Companionway, was built in the 1970s and included a rumpus room with fourth-bedroom potential.
Jenny Butterworth, of Harcourts, says the sunny 140sqm dwelling was light, bright and newly painted on a 533sqm section handy to amenities.
