Pauatahanu­i lifestyle property snapped up

APAUATAHAN­UI lifestyle property with ‘‘gorgeous views’’ has sold for more than $200,000 above its rateable value. The 3.9859-hectare property, at 47 Jones Deviation, had a rateable value of $725,000 and last changed hands 27 years ago.

‘‘It was approximat­ely 10 acres of house and land in a beautiful setting in the highly soughtafte­r Jones Deviation with gorgeous views and a potential house site,’’ Jason Clark, of Clark & Co Realty, says.

Already on the property was a 125sqm dwelling that was built in the 1980s.

‘‘It was a rare opportunit­y that had good interest and ultimately was snapped up by a happy purchaser.’’ A BROOKLYN cottage that was pitched to firsthome buyers has been auctioned for $600,000.

The property, at 266 Ohiro Rd, had a rateable value of $435,000.

‘‘It was a sweet cottage with two large bedrooms, a refurbishe­d kitchen and bathroom plus wonderful indoor-outdoor flow to decks and gardens,’’ says Erin Rush, of Harcourts, who marketed the 90sqm dwelling with Nigel Solomon.

Built in the early 1900s, it retained much of its original character — timber floors, architrave­s, sash windows, high stud — and was on a 455sqm section. A TITAHI BAY home on a large section with a triple-car garage and off-street parking has been auctioned for $570,000.

The property, at 36 Thornley St, had a rateable value of $500,000.

Glen Foster, of Harcourts, says it combined easy single-level living, the perfect location, privacy and convenienc­e.

The 193sqm, four-bedroom dwelling was built in the 1960s on a 1012sqm section with gardens and had a sociable kitchen, separate living and dining, and a modern bathroom. A PARAPARAUM­U BEACH home in a prime location has been auctioned for $150,000 above its rateable value.

The property, at 66C Seaview Rd, had a rateable value of $320,000 and sold for $470,000.

‘‘It was a solid three-bedroom, two-bathroom home in a primo location, close to shops, bars, bus stops and cafes,’’ Trudi Szytkiel, of Harcourts, says.

‘‘It was less than a minute’s walk from the beach and offered options galore, from a family home to an investment or first home.’’

The property had a quarter interest in a 1184sqm section. A TAKAPUWAHI­A investment property with three townhouses has been auctioned for $650,000.

The townhouses, at 3, 6 and 9/14 Ngatitoa St, had respective rateable values of $190,000, $180,000 and $180,000.

‘‘Each townhouse was configured with two bedrooms, shower, laundry and separate toilet on the ground floor, and an open-plan kitchen, dining and lounge, with deck, on the first floor,’’ Andy Cooling, of Harcourts, says.

Each also had one parking space.
