Classic beach spot goes for premium

AWAIKANAE Beach cottage within 250 metres of the seashore has been auctioned for $183,000 above its rateable value. The property, at 13 Rauparaha St, had a rateable value of $340,000 and sold for $523,000.

Built in the 1920s, the 97-square-metre dwelling had two bedrooms, a west-facing sun porch and a half-share in an 836sqm section close to shops and cafes.

‘‘It was a great opportunit­y for the discerning buyer to be in the heart of the Waikanae Olde Beach area for a moderate investment,’’ Ray Marshall, of Harcourts, says.

‘‘It still displayed much of the original charm and character that made it a genuine Kiwiana classic.’’ A PARAPARAUM­U cottage on a large subdividab­le section has been auctioned for $125,000 above its rateable value.

The property, at 36 Ruahine St, had a rateable value of $205,000 and sold for $330,000.

‘‘Opportunit­ies like these are as scarce as the proverbial hen’s teeth,’’ Robyn Steele, of Harcourts, says.

‘‘It was a two-bedroom cottage on a near-flat, sunny, 1012-square-metre subdividab­le section just minutes from the Coastlands shopping centre.’’

She marketed the 40sqm, 1950s dwelling as a home for singles or a couple with an eye to the future. A MODERN Pukerua Bay home with more than 4000sqm of grounds has been auctioned for $822,000.

The property, at 19 Gray St, had a rateable value of $810,000.

‘‘It was a tastefully presented, lowmainten­ance family home,’’ Marty Ritchie, of Harcourts, says.

The 230sqm dwelling was built in the 2010s on a 4891sqm site, with a double-garage and offstreet parking, that had been extensivel­y landscaped with fruit trees and bush walks.

‘‘It offered a wonderful feeling of space, with indoor-outdoor flow to fabulous decking and lawn,’’ Ritchie says.

He describes the sunny four-bedroom, twobathroo­m dwelling as ‘‘totally private’’ and close to school, shops and train station. A WHITBY home with ‘‘an oasis of entertaini­ng spaces’’ has been auctioned for $705,000.

The property, at 9 Voyager Way, had a rateable value of $660,000.

‘‘It was light, airy and impeccably presented with an oasis of entertaini­ng spaces,’’ Andy Cooling, of Harcourts, says.

The 274sqm dwelling was built in the 1990s on 19 Gray St, Pukerua Bay, sold for $822,000. a 766sqm section in a cul-de-sac.

‘‘It had a modern, open-plan kitchen and family room, and separate formal lounge and dining that led to secure lawns and entertaini­ng deck,’’ Cooling says. ‘‘There were also glimpses of the Pauatahanu­i Inlet from the first floor and a large study, playroom or fourth bedroom.’’ A PAPAKOWHAI home that hadn’t changed hands in 26 years has been auctioned for $660,000.

The property, at 2 Thurso Grove, had a rateable value of $580,000.

‘‘It was gorgeous, sunny and private, with a northwest-facing position for fantastic indooroutd­oor living,’’ Glen Foster, of Harcourts, says.

Built in the 1970s, the three-bedroom house included a large lounge and was on a 543sqm section with a double-garage and off-street parking.

‘‘It was in a sought after location in the heart of Papakowhai,’’ Foster says.
