Right in the heart of it all

TENDERS CLOSE on August 11 for a two-bedroom apartment in a landmark art deco building on Wellington’s waterfront.

The 86-square-metre residence, at 202/22 Herd St, Te Aro, is on the second floor of what was the Post Office building till its $43 million redevelopment as the Chaffers Dock Apartments in the 2000s.

The original building was strengthened to the current code and two levels were added.

Apartment 202 is on the western side, with broad views over the marina, Te Papa and city that stretch from Mt Kaukau in the north to the Museum Hotel in the south. On the northern and eastern sides of the complex is the waterfront while Waitangi Park lies to the south.

The elegant ground-floor entrance has been improved for people with disabilities and the apartment affords easy access to its undercover car park.

The front door opens off a plush, stylish lobby into an open-plan interior distinguished by a high ceiling, full-height doors and extensive steel-framed glazing. To the left is a separate laundry, with plenty of space to store bikes and other gear, while the wellappointed kitchen is to the right.

The kitchen includes an underbench oven, five-burner hob, rangehood, dishwasher and pantry, and is open-plan with the living/dining areas.

The apartment faces west for late sun, with a window seat with under-seat storage, and opens to an enclosed deck for sheltered, sunny indoor-outdoor living.

The main bedroom has fullheight wardrobes and an ensuite bathroom with a shower, vanity and toilet.

The second bedroom opens to the loggia and has a full-height triple-wardrobe and a semi-ensuite with a shower over a deep bath, vanity and toilet.

Internal sliding cavity doors separate the main bedroom and second double bedroom from the living/dining areas. They not only maximise space but also flow and flexibility, allowing the second bedroom to be used as extra living space or for working from home.

‘‘It’s hard to imagine a better location for professionals and couples who want be near all the action,’’ Craig Lowe, of Lowe & Co Realty, says.

‘‘It offers smart, contemporary, versatile living in a landmark building on the water’s edge while being only a few minutes’ walk from Oriental Bay, downtown, the town belt and Courtenay Place.’’

The property has a rateable value of $780,000.
