Magnificen­t Island Bay character

TENDERS CLOSE on August 10 for a magnificen­tly restored character home in Island Bay that’s for sale for the first time in 20 years.

The four-bedroom house, at 147 Clyde St, overlooks Island Bay from a commanding, west-facing position on a 670-square-metre section with a single garage and off-street parking for at least two cars.

Built in the 1900s, the 204sqm, weatherboa­rd-and-iron-roof double-bay villa was rescued from soulless ‘70s anonymity by Sara and Warren Hall, who painstakin­gly restored it in several stages.

With the help of Island Bay builder John Reid, they raised all the ceilings to three metres high, had matching leadlights made, reinstated original features and sourced period panel doors to supplement the original doors.

They also artfully modernised the single-level home, with improvemen­ts like a new bathroom (which has just been stylishly remodelled for a second time), opening up the kitchen/dining areas to create an entertaine­rs’ oasis, adding a fourth bedroom, second bathroom and separate laundry, and landscapin­g the private grounds to include an enclosed decked courtyard with a patio gas fire, built-in barbecue and spa house.

The front door opens off a tiled front porch with wrought iron railing into a wide, central hall.

With matai floorboard­s and leadlight light borrowers in the ceiling, it divides two of the doublebedr­ooms from the living areas.

Both the main bedroom and front lounge have bay windows while the family room has two sets of leadlight French doors, one of which open into the spacious rimupanell­ed kitchen and dining room.

The kitchen includes a Miele oven and dishwasher, five-burner hob, integrated rangehood, granite benchtops, butler’s sink and a walkin pantry with a single-drawer dishwasher and wine cellar.

Off the kitchen/dining room are the new wing, a large study that could be a fifth bedroom and an enclosed space with a skylight that opens up the house to the courtyard and garden, with its flat lawn and bricked al fresco area.

Other features include a man cave/workshop, gas central heating, multiple chandelier­s and underfloor heating in the tiled bathroom.

‘‘This is a stunning character home that’s on the sunny side of Island Bay and only a few minutes’ walk from the village,’’ Warrick McCluskey, of Tommy’s Real Estate, says.

‘‘It’s rare to find a home of this size that offers so much single-level living and which has been so lovingly renovated.

‘‘With its large living areas, fourto-five bedrooms and indooroutd­oor living, it virtually wants for nothing.’’

The property is expected to sell for above the buyer enquiry of $1.395 million.
