ASEATOUN HOME with an internal courtyard has been auctioned for $217,000 above its rateable value. The three-bedroom, two-bathroom property, at 2 Boardwalk Lane, had a rateable value of $910,000 and sold for $1.127 million.

Built in the 2000s, the 188-square-metre house was on a 277sqm section with a double garage.

‘‘The design and style of the Boardwalk home with internal courtyard was timeless and provided excellent living for small families or those downsizing,’’ Judy Nicholls, of Bayleys, says.

‘‘An excellent marketing campaign and beautifull­y presented home saw three bidders competing with a sale under the hammer.’’

AN AOTEA HOME with a quality fit-out has been auctioned for $50,000 above its rateable value.

The property, at 42 Te Puia Drive, had a rateable value of $670,000 and sold for $720,000.

Marty Ritchie and Micky Limmer, of Harcourts, say the 209sqm house had a large open-plan kitchen/dining/family area and formal lounge that flowed nicely to sunny, private, sheltered entertaini­ng courtyards on a 542sqm section.

‘‘There was one double-bedroom, with its own ensuite, downstairs for guests or teenagers and a further three bedrooms and two bathrooms upstairs,’’ Limmer says.

‘‘The quality fit-out included granite benchtops, double glazing and gas ducted central heating.’’

The property, at 176 George St, had a rateable value of $350,000 and the potential to add value, Mike Maurice, of Harcourts, says.

‘‘It offered spacious living with valley views, an open-plan kitchen/dining, three double-bedrooms.’’

The 180sqm weatherboa­rd dwelling included a rumpus room and was built in the 1960s on an 876sqm section with a large single garage.

A MODERN BEACH home in Waikanae Beach has been auctioned for $225,000 above its rateable value.

The property, at 38 William St, had a rateable value of $365,000 and sold for $590,000.

‘‘This very tidy and cosy three-bedroom home was as neat as the day it was built in 2006,’’ Ray Marshall, of Harcourts, says.

The elevated 90sqm dwelling was on an 835sqm section within strolling distance of the beach and cafes.

A 1.9-HECTARE bare land block well off the beaten track in Masterton has sold for $140,000.

The coastal property, at 2355 Otahome Road, had a 2014 rateable value of $135,000.

‘‘It was about 40 minutes from Masterton and had elevated rural views looking out to sea,’’ Liz Ryniker, of Guardian First National, Greytown, says.

‘‘There was a small shelter for daytripper­s and a sturdy long-drop toilet on the fenced building site.

‘‘The sale also included a caravan.’’
