Heretaunga stunner in parkland oasis

-

TENDERS CLOSE on November 16 (if not sold prior) for a parkland oasis bordering the Royal Wellington Golf Club in Heretaunga.

The 7448-squaremetre property, at 48 Barton Rd, combines a four-bedroom character home with an exceptionally large flat lawn, luxurious swimming pool and a historic stand of podocarp bush with a winding path to a secluded dell next to the sixth tee of the Terrace Course.

Towering amid the tawa, to¯ tara, beech, hinau, titoke and matai trees are a 26 metre-high rimu and a 32m high kahikatea.

‘‘Three years ago the owners ‘fell in love at first sight’ with this truly remarkable house and gardens,’’ Debbie Curran, of Just Paterson Real Estate, says.

‘‘It is regarded as one of the Wellington region’s most charming and elegant residences, and has been created for both family living and grand entertaining inside and out.’’

The 390sqm house was built on concrete piles and heart rimu bearers in the 1940s.

It has matai weatherboards, a Marseilles tile roof, and Americaninspired architecture with subtle art deco styling. A circular driveway leads to the front door, which opens into an entrance with matai floorboards that also distinguish the spacious, highly specified kitchen.

It includes two ovens, integrated microwave oven and dishwasher, a cooktop with five gas burners and two electric elements, rangehood and refrigerator-freezer.

The kitchen opens to a courtyard, with a built-in stone barbecue and a shade sail, that steps out to an English-style garden with al fresco space.

The formal lounge has a bay window view of the private, picturesque grounds and shares a loggia with the formal dining room.

The south wing of the house has a family room with poolside access, bathroom with shower cabinet, vanity and toilet, and an upstairs bedroom with a dormer window.

Three more double-bedrooms are in the northern wing, along with a tiled bathroom that has underfloor heating, a deep spa bath and a shower cabinet.

There’s also an ensuite for the main bedroom, which shares a westfacing balcony with another bedroom.

Other features include radiator central heating, open and electric fireplaces, wine cellar, internal-access four car-garage with workshop, and vegetable garden.

‘‘The owners have absolutely loved living here and being part of a wonderful neighbourhood that’s within walking distance of Silverstream Village and top schools,’’ Debbie Curran says.

‘‘They are now heading overseas and hope the next family will love the home as much as they have.’’

The property has a rateable value of $1.83 million.
