Aro Valley cottage proves highly popular

AQUIRKY CHARACTER cottage in the heart of the Aro Valley has been auctioned for 35 per cent above its rateable value of $455,000. The 98-square metre dwelling, at 123B Aro St, was built in the 1910s and known as ‘‘The Stables’’.

‘‘It had been tastefully renovated and featured two large bedrooms, stained glass windows, and a modern kitchen and bathroom,’’ Chris Day, of Profession­als Wellington City & Suburbs, says.

‘‘The lounge had a skylight and glass bifold sliders that opened to a quaint, fully enclosed courtyard with brick walls for privacy and serenity.’’

He says the cottage was in excellent condition, had a Zincalume exterior, and was on a sunny 228sqm section close to the city, Victoria University and popular schools.

AN AOTEA HOME that combined space, privacy and a contempora­ry living has been auctioned for $76,000 above its rateable value. The property, at 17 Kahurangi Heights, had a rateable value of $730,000 and sold for $806,000.

Built in the 2000s, the 225sqm house had four bedrooms, open-plan kitchen and dining and a separate lounge on a 724sqm section with a double-garage and ample off-street parking.

‘‘It was in an enviable location with a practical single-level layout and a functional, well-considered floor plan,’’ Marty Ritchie, of Harcourts, says.

A TWO-BEDROOM unit in Tawa that was advertised as ‘‘super cool’’ has been auctioned for $165,000 above its rateable value. The 70-sqm dwelling, at 13A Florio Tce, had a rateable value of $265,000 and sold for $430,000.

Andy Cooling, of Harcourts, says it was a ‘‘funky and affordable’’ home for busy profession­als with open-plan living, a heat pump, off-street parking, private, establishe­d gardens and ‘‘huge’’ underhouse storage.

A ‘‘DISTRESSED’’ Paraparaum­u Beach home that needed renovating has been auctioned for $60,000 below its rateable value.

The property, at 212 Manly St, had a rateable value of $540,000 and sold for $480,000.

Originally built as a cottage on an 814sqm section in the 1960s, the 192sqm house had been turned into a family home in the 1980s.

A NGAIO SECTION has sold for more than 20 per cent above its rateable value of $205,000.

The 814sqm section, at 207A Cockayne Rd, had a top outlook, said Murray Nickel, of Profession­als Wellington City & Suburbs.
