AN ARCHITECTURALLY designed Northland home has been auctioned for $303,000 above its rateable value. The property, at 29 Orangi Kaupapa Rd, had a rateable value of $800,000 and sold for $1.103 million.
Alan Wilson and Lynette Kitney, of Harcourts, marketed the three-bedroom, twobathroom house as a ‘‘city side sanctuary’’.
‘‘This unique property was truly exceptional,’’ Wilson says.
‘‘It was designed by Vorstermans Architects to make the most of the stunning views over Wellington City.’’
Features included solid Tasmanian oak timber flooring, double-glazing, a spacious open-plan kitchen and living area, built-in Polk speakers, C-Bus lighting, keyless entry with a security camera and alarm system, and an internal-access double-garage.
Built in the 2000s, the 172-square metre dwelling had a large deck and was on a 413sqm section with off-street parking and an easy-care garden with natives.

The semi-detached dwelling, at 1B Caldwell St, was marketed as a first-home or investment opportunity.
‘‘With three bedrooms, two bathrooms and a modern kitchen, it combined value for money with exceptional sun and elevated views,’’ Chris Day, of Professionals Wellington City & Suburbs, says.
The 110sqm townhouse was built in the 1980s but had been ‘‘thoughtfully and tastefully’’ renovated.

A HATAITAI home that was part of a complex being re-clad has sold for well below its rateable value of $460,000.
The three-bedroom residence, at 49/305 Evans Bay Pde, included two bathrooms, a study, spacious open-plan living, internalaccess garage, courtyard and balconies.
‘‘It was a substantial 161-square metre property in a development that will be undergoing a full re-clad process,’’ says Charles Lindsay, of Professionals Wellington City & Suburbs, who marketed it with Paul Dickason.
‘‘Once the major overhaul work is completed, its value will immediately improve to reflect its improved condition.’’

A BIRCHVILLE HOME with a new kitchen, decor and floor coverings has been auctioned for $75,000 above its rateable value.
The property, at 69B Gemstone Dr, had a rateable value of $285,000 and sold for $360,000.
Renaye Huia and Mark Snaith, of Harcourts, say the three-bedroom house, which was built in the 1970s, had been brought back to life and included a covered patio off from the living room for summer shade.
It was on a cross lease site with fruit trees and proximity to schools, transport, cycle tracks and a swimming hole.

A WHITBY home with a superb outdoor entertaining area has been auctioned for $40,000 above its rateable value.
The property, at 28 Sailmaker Close, had a rateable value of $560,000 and sold for $600,000.
‘‘Family homes don’t get much better than this,’’ Marty Ritchie, of Harcourts, says.
‘‘It had four good-size bedrooms, spacious living areas, an outdoor wood fire and pizza oven, and was within walking distance to schools and shops.’’
Built on a 632sqm section in the 1990s, the 220sqm house was re-coated with Sto plaster two years ago. 69B Gemstone Dr, Birchville, sold for $360,000.
