Big premium for Ha¯ taitai home

ARENOVATED Ha¯ taitai home has been auctioned for more than $500,000 above its rateable value. The property, at 116 Te Anau Rd, had a rateable value of $810,000 and sold for $1.305 million.

‘‘It was an elegant 1930s home that had been beautifull­y renovated to enhance the charm and style of the era while being modernised for today’s families,’’ says Nigel Solomon, of Harcourts, who marketed it with Erin Rush.

The 186-square-metre house had four bedrooms, open-plan kitchen and dining with polished floorboard­s, and sea-facing decks on a 577sqm section.

A TE ARO apartment with great views and allday sun has sold for more than 35 per cent above its rateable value of $240,000.

The two-bedroom unit, at 1118/74 Taranaki St, was in a block popular for parents buying for children attending university and investors alike.

‘‘It was one of four sales in the block during the month and was ideally located close to bars, restaurant­s and cinemas,’’ says Charles 1 Goldsmith Cres, Levin, sold for $140,000. 1118/74 Taranaki St sold for more than 35 per cent above its RV of $240,000.

A WOBURN HOME that was advertised as needing ‘‘a little TLC to bring it back to its former glory’’ has been auctioned for $90,000 above its rateable value.

The property, at 10 Miro St, had a rateable value of $670,000 and sold for $760,000.

‘‘It was a lovely old three-bedroom home with a garden and many fruit trees,’’ John Tonkin, of Harcourts, says.

The 140sqm dwelling was built in the 1920s on a 624sqm section across the road from a park and handy to schools, shops and transport.

‘‘It was well positioned for backyard entertaini­ng in the late afternoon sun and the addition of decking or paving would greatly enhance the value of the property,’’ Tonkin says.

A WHITBY home on a sunny, 730sqm section with mature gardens, had been auctioned for more than $110,000 above its rateable value.

The property, at 9 Molyneux Close, had a rateable value of $680,000 and sold for $791,500.

‘‘It was a beautifull­y presented executive residence in a sought after location close to schools and transport,’’ Marty Ritchie, of Harcourts, says.

Built in the 1990s, the 270sqm house had four double bedrooms, two living spaces and a study nook.

‘‘The gorgeous outdoor living areas and mature gardens were a real treat,’’ Ritchie says.

THE MORTGAGEE sale of a Levin home that was pitched to do-it-yourselfer­s and developers has been auctioned for its rateable value of $140,000.

The 124sqm house, at 41 Goldsmith Cres, was on an 830sqm section.

‘‘It had fallen into disrepair and needed some serious TLC to make it a home or an investment only minutes from the town centre,’’ Raewin Smith, of Harcourts, says.
