ABROOKLYN HOME with stunning city and harbour views has sold for more than 30 per cent above its rateable value of $580,000. The property, at 5 Fortunatus St, had four-to-five bedrooms and was on a 477-square-metre section.

‘‘It needed of a lot of cosmetic work but with city and harbour views like these, you can’t miss on excellent capital growth,’’ says Charles Lindsay, of Profession­als Wellington City & Suburbs, who marketed it with Paul Dickason.

The 160sqm house was built in the 1960s and had potential for conversion into two flats.

A BERHAMPORE cottage with a lush garden has been auctioned for $203,000 above its rateable value. The three-bedroom property, at 424A Adelaide Rd, had a rateable value of $420,000 and sold for $623,000.

‘‘It was nestled in a sunny and sheltered 415-square-metre site with an abundant and fertile garden,’’ says Erin Rush, of Harcourts, who marketed the 80sqm dwelling with Nigel Solomon.

Built in 1906, it had an openplan kitchen and living area that opened to garden on either side.

‘‘All three bedrooms were doubles, there was a nifty separate laundry, and the vintage bathroom was neat and tidy with a claw-foot bath,’’ Rush says.

AN AOTEA HOME with views over Plimmerton has been auctioned for more than $300,000 above its rateable value. The property, at 12 Aoraki Rise, had a rateable value of $920,000 and sold for $1.22 million.

‘‘It was a stunning home in the dress circle of Aotea with all-day sun and sweeping views to Plimmerton and beyond,’’ Marty Ritchie, of Harcourts, says.

The 263sqm dwelling was built in the 2000s on an 892sqm section, with flat, manicured gardens, and had four doublebedr­ooms, a designer kitchen and spacious living areas.

‘‘It oozed quality and charm,’’ Ritchie says.

A WAIKANAE BEACH home with a self-contained annex has been auctioned for its rateable value of $680,000.

The 340-square-metre house, at 16 Atua St, was built in the 1980s on an 809sqm section overlookin­g the 11th fairway of the Waikanae Golf Course.

’’This neatly presented fourbedroo­m home with rumpus offered the additional bonus of a self-contained annex, so it was ideal for additional family members or working from home,’’ Ray Marshall, of Harcourts, says.

‘‘It captured all-day sun and was a short stroll from the beach.’’

A PALMERSTON NORTH home has been auctioned for $521,000 after receiving multiple bids.

The four-bedroom property, at 19 Orlando Way, had a rateable value of $400,000.

Arend Renting, of Harcourts, says the 187sqm house was on a 604sqm section in a fantastic Kelvin Grove location.

‘‘It was built in 2006 and had all the comforts that you expect in modern family living: spacious bedrooms and living areas, separate living and dining, a bathroom with a bath and shower, and a double garage.’’ 424A Adelaide Rd, Berhampore, sold for $623,000. 19 Orlando Way, Palmerston North, sold for $521,000.
