Transocean markets $22m development
Recently completed motorways and new developments north of Christchurch were the impetus for a $22 million planned warehouse development.
Transocean International Property has begun marketing to lease or sell five warehouse-office units at 61 Belfast Rd.
The company recently completed development of several commercial units at 2 Distribution Lane in Sockburn, on the southwestern outskirts of Christchurch.
Transocean’s purchase of the Belfast property includes 17,588 square metres of street frontage, with a heavy-industrial zoning classification.
Engineering and architectural plans have been drawn up and building consent will be be lodged once final plans are completed.
A build time of nine months is expected, taking completion to about December 2018.
The site is immediately south of Belfast Business Park, a 22-hectare development by former Christchurch property magnate Simon Henry of Rapaki Group who now resides in Auckland.
Transocean is calling the development ‘‘Christchurch North’’ to differentiate it from the Rapaki development.
The site has a northerly aspect, and is near new western and eastern motorways connecting to Lyttelton Port, Christchurch International Airport, Rangiora and central Christchurch.
There are several nearby commercial occupiers including Winstone Glass, Switched On, and Sky High Scaffolding.
Marketing agent Alan Robertson of MB Cook said Transocean had identified a shortage of warehouses with offices in the area.
The spaces will typically have from 1000sqm of warehouse and 200sqm of office space including amenities, or up to 2000sqm of warehouse and up to 750sqm of office including amenities.
Each building will include a canopy ideal for containers, truck drive-by access and containerheight roller doors.
Other developments in the general area include Prestons Rd, with 835 section lots and commercial and retail amenities.
Transocean is owned by Tao Feng, according to Companies Office records.
