Rare Wadestown sale attracts the buyers
AWADESTOWN HOME that had had only two owners since being built in the 1940s has been auctioned for nearly $230,000 above its rateable value.
The property, at 100 Sefton St, had a rateable value of $551,000 and sold for $780,000.
‘‘Most of the original features still remained, such as the lovely timber floors and floor to ceiling windows,’’ says Bobbie Meyer, of Harcourts, who marketed the 130-square metre house with Justin Brown.
It had two double bedrooms, spacious family rooms that opened to a west-facing deck, an original kitchen that opened to a terraced section with its own title, a large concrete basement and 837sqm of natural garden and flat, private, sheltered lawn.
‘‘It was a rare opportunity in the heart of Wadestown, with sensational sun and views,’’ Meyer says.

A JOHNSONVILLE unit that was marketed as an ‘‘optimum chance for first-home buyers’’ has been auctioned for $235,000 above its rateable value.
The property, at 154B Broderick Rd, had a rateable value of $265,000 and sold for $500,000.
‘‘The rv was not indicative of its market value,’’ Rosina Simpson, of Harcourts, says.
The 120sqm unit dated to the 1970s but was double-glazed and had heat pumps, spacious open-plan living, two large bedrooms, a modern kitchen, new bathroom fixtures and fittings, and an internal-access garage.

A WHITBY home with three-to-four bedrooms or a second living room has been auctioned for $70,000 above its rateable value.
The property, at 5 Woolwich Close, had a rateable value of $540,000 and sold for $610,000.
‘‘It was a solid home that had recently been repainted and re-gibbed,’’ Marty Ritchie, of Harcourts, says.
‘‘It also had new thermal drapes and carpet, a modern kitchen and bathroom, and was sited for great sun on a 852-square metre site with a large sunny deck and fully fenced backyard.’’
Built in the 1980s, the 170sqm dwelling was within walking distance of school and public transport.

A PLIMMERTON home that was in the same family for 20 years has been auctioned for $45,000 above its rateable value.
The property, at 74A Airlie Rd, had a rateable value of $640,000 and sold for $685,000.
Alex Hinchliffe, of Harcourts, says the four-bedroom, two-bedroom house had retained its character, complete with rimu accents and a fireman’s staircase to a rumpus room.
‘‘It was on an elevated, tranquil 1260-square metre section with indooroutdoor flow to a deck and a spa with views of Karehana Bay.’’

A CANNONS CREEK home ripe for renovating has been auctioned for $274,000.
The property, at 200 Sievers Gr, had a rateable value of $280,000.
‘‘The hard work had been started, it just needed someone to finish it,’’ Glen Foster, of Harcourts, says.
The 90sqm, three-bedroom house was built in the 1960s on an 825sqm section.
‘‘It was the perfect opportunity to add value to this wonderful home in a superb location and enjoy for many years to come,’’ Foster says. 154B Broderick Rd, Johnsonville, had a rateable value of $265,000 and sold for $500,000. 200 Sievers Gr, Cannons Creek, sold for $274,000.
