Khandallah views seal the deal

A‘‘NEAR-NEW’’ Khandallah home with show-stopping city and harbour views has been auctioned for more than $300,000 above its rateable value.

The property, at 26A Punjab St, had a rateable value of $900,000 and sold for $1.23 million.

Holly Fordham, of Harcourts, says the fourbedroo­m house dated to the 2000s but had been rebuilt in 2011.

‘‘It offered near-new executive living spread over three levels with incredible Wellington Harbour views that were a total show-stopper.’’

She says the 241-square-metre dwelling was meticulous­ly presented with two lounges, three bathrooms, open-plan kitchen and dining.

There was also an internal-access double garage and a 324sqm section.

A CHARMING company share apartment in Lyall Bay has sold in the early $200,000 range.

The one-bedroom unit, at 8/84 Freyberg St, included one off-street car park.

‘‘It was on the market for just under a week and attracted interest from buyers immediatel­y,’’ says Caitlin Barrie, of Profession­als Wellington City & Suburbs, who marketed it with Charles Lindsay.

They advertised it as having ‘‘buckets of potential’’ with ‘‘lots of natural light, large windows and ample living space’’.

A KILBIRNIE property with two dwellings has sold for just above 25 per cent of its rateable value of $495,000.

The property, at 20 Yule St, combined a two-storey, three-bedroom house at the front of the 220sqm section with a separate selfcontai­ned studio at the rear and two off-street car parks.

Jason Knott, of Profession­als Wellington City & Suburbs, marketed it as a great standalone investment or a chance to live in the house and rent the studio to help pay the mortgage. ‘‘The property always had appeal as a solid home-and-income opportunit­y,’’ he says.

A TE ARO apartment with a car park has sold for just above 48 per cent of its rateable value. The 90sqm unit, at 1/148 Tory St, was built in the 1990s and had a rateable value of $455,000.

‘‘Quality apartments like this in the city get snapped up very quickly.’’

A WAIKANAE BEACH home on a secluded 869sqm section has been auctioned for $345,000 above its rateable value. The property, at 14 Rauparaha St, had a rateable value of $540,000 and sold for $885,000.
