Tawa lifestyle proves appealing

ALIFESTYLE property in Tawa has been auctioned for $200,000 above its rateable value. The 1.1015-hectare property, at 69 Bing Lucas Dr, had a rateable value of $1.5 million and sold for $1.7 million.

‘‘It was lifestyle living at its best and virtually impossible to fault,’’ Marty Ritchie, of Harcourts, says.

Built of brick in the 2000s, the fivebedroo­m house combined open-plan and formal living and dining with a stylish kitchen that had a Caesarston­e benchtop and quality appliances.

‘‘The gardens were beautifull­y establishe­d and there was a stunning turf tennis court,’’ Ritchie says.

Other features included a triple-garage, ample off-street parking and three fenced paddocks.

A MODERN Khandallah home with 180-degree city and harbour views has sold for more than $1 million. The three-bedroom property, at 99 Madras St, had a rateable value of $850,000.

‘‘The great interest it from the buying public eventuated in a competitiv­e tender situation,’’ says Paul Dickason, of Profession­als Wellington City & Suburbs, who marketed it with Charles Lindsay.

Built in the 2010s on a 487-square-metre section, the 208sqm double-glazed house had two bathrooms, two living rooms, several decks and a double garage.

❏❏❏ A TE ARO apartment that was being rented for a gross yield of more than 8 per cent, which was nearly three times the Wellington average, has sold for more than 30 per cent above its rateable value of $250,000. The modern two-bedroom unit, at 1310/74 Taranaki St, was sold fully furnished by Murray Nickel, of Profession­als Wellington City & Suburbs.

‘‘Good centrally-located apartments in the CBD will always be popular with both firsttime buyers and investors,’’ he says.

A PAPAKOWHAI home with potential to ‘‘reap the rewards’’ of renovation has been auctioned for $547,000. The three-bedroom house, at 9 Kinloch Pl, was on a 517sqm section and had a rateable value of $550,000.

‘‘It was an opportunit­y for a buyer with a bit of vision to turn into something special and reap the rewards,’’ Gavin Faulke, of Harcourts, says.

The 220sqm, 1970s house had two bathrooms, a rumpus room, picturesqu­e views from the living area and a secluded entertaini­ng area.

A LEVIN HOME subdivisio­n potential has been auctioned for its rateable value of $670,000. The three-bedroom house, at 41 Fairfield Rd, was on a 9912sqm section zoned standard residentia­l. 99 Madras St, Khandallah, sold for more than $1m.

‘‘So the opportunit­y to subdivide is a given, down to 330 square metres,’’ Suzanne Cottle, of Harcourts, says. ‘‘It was a great investment to landbank as it is located in the very popular Fairfield Road area.’’

As well as the 1960s 180sqm house there were two sheds, with a separate entrance, for running a business from home. 41 Fairfield Rd, Levin, sold for $670,000.
