Sunny and sheltered in Miramar

-

TENDERS CLOSE on May 17 for a sunny, sheltered family home in Miramar, with sea views and easycare indoor-outdoor living.

The four-bedroom, three-bathroom house, at 129A Seatoun Heights Rd, has had only two owners since it was built in the 1990s and is for sale for the first time in 14 years.

It was the property’s street appeal, views of Lyall Bay, Evans Bay and the Kaiko¯ uras, and quality design that appealed to vendors Trevor Tillotson and Kathy Hitchcox.

‘‘It wasn’t a square box,’’ Tillotson says. ‘‘It was light and spacious and interesting.’’

They spent their first year renovating the 220-square-metre, weatherboard-and-Decramastic dwelling and in 2008 landscaped the fenced 585sqm section to create a native garden that’s so established it helps to block the southerly.

They also extended the decking and added a concrete car pad to complement the internal-access double garage (which has loft storage).

‘‘It’s been a very easy house to live in,’’ Tillotson says. ‘‘But with our son having completed his education at Rongotai College, it’s time to downsize.’’

Extensive indoor-outdoor living is a feature of the two-storey house, with both levels opening to wraparound decking that’s sheltered from the prevailing nor’westerly.

The large lounge is open-plan with the dining area and kitchen, which has a Smeg double-oven, integrated microwave oven, Bosch induction cooktop and rangehood, integrated Miele dishwasher, and a refrigerator-freezer.

Also on the upper level are a music or TV room that opens to decking, an office with a built-in desk and the first of the bathrooms.

All the bedrooms are on the lower level, where the main bedroom suite opens to decking and includes an ensuite.

The family bathroom has floorto-ceiling tiling, a deep bath, shower, vanity and toilet, and there’s a substantial hideaway laundry with easy access to a courtyard with a clothesline.

Other features include extensive storage, gas central heating that can be independently controlled for each level, underfloor heating in the bathrooms, a pull-down ironing board, and cupboards with panel heaters.

‘‘This is a fantastic family home that offers all the space and storage you could wish for,’’ Craig Lowe, of Lowe & Co Realty, says.

‘‘It’s in a quiet, safe, amazingly sheltered location and is only five minutes’ walk from Worser Bay and 10 minutes from the shops in Seatoun and Miramar.

‘‘And as well as being zoned for Seatoun and Worser Bay schools, it’s handy to Scots College.’’

The property has a rateable value of $790,000.
