Big lift in price for Pa¯ pa¯ rangi home

APA¯ PA¯ RANGI HOME that hadn’t changed hands in 18 years has been auctioned for $360,000 above its rateable value. The property, at 7 Trebann St, had a rateable value of $435,000 and sold for $795,000.

Built in about 1964, the 180-square metre house was elevated for sun and privacy on a 506sqm section with decking, lawn and a sheltered productive garden. It had five bedrooms, two bathrooms and a countrysty­le kitchen.

‘‘Pa¯ pa¯ rangi has been overlooked as a true family area and this home offered exceptiona­l value,’’ Judy Nicholls, of Bayleys, says.

‘‘With five bidders and a sale at $795,000 it was proof of how this location is growing in popularity.’’

❏❏❏ A STOKES VALLEY home with a fresh, modern interior has been auctioned for more than $90,000 above its rateable value. The property, at 30 Manor Drive, had a rateable value of $430,000 and sold for $524,000.

Tracey Hughes, of Harcourts, says the 1960s house was spacious with great indooroutd­oor flow.

‘‘It was in one of the best locations in Stokes Valley, close to public transport, schools and shops, and had an open-plan kitchen and dining, and an exceptiona­l bathroom.’’

The 164sqm dwelling was on a 533sqm section with a sunny, sheltered deck, tiered patio, large garage/workshop and off-street parking.

A PLIMMERTON HOME for sale for the first time in 20 years has been auctioned for $685,000.

The property, at 74A Airlie Rd, had a rateable value of $640,000.

Alex Hinchliffe, of Harcourts, says the 190sqm house had been modernised while retaining its character.

It had four bedrooms, a rumpus room, deck, spa pool and views of Karehana Bay from an elevated 1260sqm section.

A PAPAKOWHAI home for sale for the first time since it was built in the 1970s has been auctioned for $95,000 above its rateable value. The property, at 62 Tweed Rd, had a rateable value of $510,000 and sold for $605,000.

‘‘This was a fantastic opportunit­y not to be missed,’’ Andy Cooling, of Harcourts, says.

‘‘It was an original, centrally-located fourbedroo­m home on a 572sqm section overlookin­g the Porirua harbour.’’

A PALMERSTON NORTH character home on a private 811sqm section by the hospital has been auctioned for $150,000 above its rateable value.

The property, at 10 St Johns Ave, had a rateable value of $625,000 and sold for $775,000.

‘‘It was an outstandin­g four-bedroom family home only a 10-minute walk from Palmerston North Hospital and CBD,’’ Tim Cook, of Harcourts, says.

The 288sqm house was built in the 1930s, combined character features with recently renovated areas, a sheltered deck with a spa pool, and a double garage, carport and offstreet parking.

‘‘It offered a multitude of living options for blended and extended families or even a home-based business,’’ Cook says.
