AMODERN TE ARO apartment with a large covered deck and two car parks has sold for $360,000 above its rateable value.
Apartment 802, at 38 Jessie St, had a rateable value of $840,000 and sold for $1.2 million.
‘‘There were numerous competitive tenders owing to the location and quality build of the apartment and building,’’ says Tony Cramond, of Ray White, who marketed the 144-square metre, pet-friendly unit with Debbie Bane.

AN AOTEA home that was advertised ‘‘as new’’ has been auctioned for $230,000 above its rateable value.
The four-bedroom property, at 6 Tutoko Pl, had a rateable value of $770,000 and sold for $1 million.
‘‘It had a clever and functional floor plan and was perfectly positioned on a 2441-square metre section in an exclusive enclave,’’ says Marty Ritchie, of Harcourts, who marketed it with Micky Limmer.
‘‘There was also a stunning kitchen with an amazing walk-in scullery.’’
Other features included a sunny family area with polished concrete floors, a formal lounge with a projector screen, and radiator heating.

AN AFFORDABLE Raumati South home across the road from the beach has been auctioned for $45,000 above its rateable value.
The property, at 35 The Esplanade, had a rateable value of $510,000 and sold for $555,000.
Doug Palmer, of Harcourts, says the three-bedroom 1940s house was on an 809 square metre section and had been recently insulated in the ceiling.

A MASTERTON home that had been ‘‘totally upgraded’’ has been sold for $50,000 above its rateable value.
The three-bedroom property, at 28 Vogel Cres, had a 2017 rateable value of $245,000 and sold for $295,000.
Liz Ryniker, of Guardian First National, Greytown, says the 90 square metre house was on a 764 square metre section with a double-garage.
‘‘It was built in the1980s but had been totally upgraded with a new kitchen, bathroom, heat pump and floor coverings.
‘‘Some minor finishing was still required but a large, brand new conservatory off the lounge was one of its nicest features.
‘‘The property received multiple offers and sold quickly.’’

A FEILDING TOWNHOUSE in a sought-after location close to town and schools has been auctioned for $102,000 above its rateable value.
The property, at 62A Derby Rd, had a rateable value of $265,000 and sold for $367,000.
‘‘It was a private and spacious three-bedroom townhouse in excellent condition on a 475 square metre rear section,’’ says Murray Mansfield, of Harcourts, who marketed it with his wife, Carol.
Built in the 1980s, it included new appliances, an open-plan kitchen and living area with a new heat pump, and an internal-access single garage.
