AKILBIRNIE cottage with a rateable value of $480,000 has been auctioned for $800,000.

The two-bedroom house, at 16 Salek St, was on a flat and sunny 278-square metre section with a single garage, separate room or sleep-out, and west-facing garden.

“It was a sunny and light-filled character cottage with flat access and a fenced garden,” Robynne Cload, of Harcourts, says.

“The separate room was a bonus for guests or use as an office or hobby room.”

Built in the 1910s, the 82 square metre cottage was close to public transport, shopping and sporting facilities, beaches and Wellington Airport.

In her marketing, Cload said the rateable value wasn’t indicative of market value. When the cottage last changed hands, in 2013, it sold for $486,300.

A NORTHLAND home that was marketed to renovators has been sold for $100,000 below its rateable value of $620,000.

The property, at 167 Orangi Kaupapa Rd, was passed in at auction but a sale of $520,000 was negotiated afterwards.

Mira Fakas, of Harcourts, advertised the four-bedroom house as a project for renovators.

“It was light and bright, and beautifull­y positioned in a quiet street with all-day sun and gorgeous views.”

The 310 square metre dwelling was built in the early 1980s on a 503 square metre section.

It included a study or fifth bedroom, open-plan kitchen and dining area, separate lounge, large rumpus room and internal-access garage.

AN AOTEA home that offered 216 square metres of single-level living has been auctioned for $152,500 above its rateable value.

The property, at 42 Nelson Ave, had a rateable value of $680,000 and sold for $852,500.

Built in the 2000s on a 686 square metre section in a quiet culde-sac, it had four doublebedr­ooms, two bathrooms, openplan kitchen and living/dining, and a separate living space.

“It was a beautifull­y presented and well maintained home with double-glazing throughout and indoor-outdoor flow to a sunny, private garden,” says Marty Ritchie, of Harcourts, who marketed the property with Micky Limmer.

A PAREMATA HOME surrounded by thousands of square metres of native bush has been auctioned for $185,000 above its rateable value.

The property, at 23 Bayview Rd, had a rateable value of $580,000 and sold for $665,000.

“It was a fantastic four-bedroom family home in a highly sought after location with unsurpasse­d views,” Andy Cooling, of Harcourts, says.

The 170 square metre house dated to the 1950s and was on a 2085 square metre section backing onto Ivey Bay Reserve with dual aspects, and sea and inlet views.

AN EYE-CATCHING Upper Hutt home built of brick and cedar on a cavity system has been auctioned for $112,000 above its rateable value.

The Riverstone Terraces property, at 115 Kirton Dr, had a rateable value of $620,000 and sold for $732,000.

“It was built by quality tradesmen in 2005/6 and was fullyinsul­ated with brilliant sun and valley views,” Darryl Harper, of Harcourts, says.

The 230 square metres dwelling had four bedrooms and three bathrooms on a 644 square metre section with a double-garage and parking for a boat or trailer.
