Bids fly in Berhampore
ASUNNY CHARACTER home in Berhampore that was for sale for the first time in 25 years has been auctioned for $365,000 above its rateable value.
The property, at 10 Edinburgh Tce, had a rateable value of $455,000 and sold for $820,000.
Built in the 1900s, the 80 square metre dwelling had three doublebedrooms with potential to extend on a 504 square metre section with a north-facing garden and single garage in a one-way street.
Colin Rooney, of Bayleys, says the neighbours were out in force to witness the auction.
‘‘It was the perfect day for an on-site auction and after 25 years of family living in the home, the large rear lawn area was full of people and bids were flying.
‘‘Berhampore is continually growing in popularity because of its great sun, character homes and closeness to the city.’’

A MOUNT COOK townhouse in ‘‘immaculate condition’’ has been auctioned for $276,000 above its rateable value.
The property, at 152C Tasman St, had a rateable value of $455,000 and sold for $731,000.
Built in the 2000s, the 96 square metre weatherboard unit had three double-bedrooms, two bathrooms, a renovated kitchen and bathroom, and an internalaccess garage.
‘‘It was in immaculate condition in a sought-after complex close to everything and with a very well run body corporate,’’ Vinay Kumar, of Harcourts, says.

A MODERN executive home with a stunning kitchen in Tawa has been auctioned for $343,000 above its rateable value.
The property, at 28 Kilkelly Cl, had a rateable value of $633,000 and sold for $976,000.
‘‘It was a magnificent singlelevel executive home in a fantastic cul-de-sac location,’’ says Marty Ritchie, of Harcourts, who marketed it with Micky Limmer.
The double-glazed 229 square metre dwelling was built in the 2000s on a 633 square metre section with a sunny patio and lawn.
It had four bedrooms, two bathrooms, dining and living areas, a separate lounge and a stunning kitchen with Bosch appliances.

A ‘‘CLASSIC’’ 1970s home with panoramic views in Papakowhai has been auctioned for more than $110,000 above its rateable value.
The property, at 41 Eskdale Rd, had a rateable value of $560,000 and sold for $671,500.
‘‘It was a classic, well-presented 1970s residence with spectacular sea vistas and room to further improve after nearly 40 years of ownership,’’ Andy Cooling, of Harcourts, says.
The 160 square metre house had three bedrooms, a lounge with a new heat pump, a large deck and rumpus room, triple-garaging and a 584 square metre section with off-street parking.

A WAIKANAE BEACH home in a prime location about 100 metres from the ocean has been auctioned for $80,000 above its rateable value.
The property, at 4 Oratia St, had a rateable value of $520,000 and sold for $600,000.
‘‘It was an immaculately presented three-bedroom home in a prime cul-de-sac location with the sea and surf just over 100 metres away,’’ Ray Marshall, of Harcourts, says.
The 80 square metre Lockwood home was built in the 1980s on a 712 square metre section close to cafes.
‘‘It equally suited permanent living or use as a weekender/ holiday home,’’ Marshall says.
