Prepared to be wowed

-

AVERSATILE and exceptionally sunny Martinborough home with spectacular mountain views and 420 square metres, of single-level living (including three-car garaging) has a deadline sale date of

November 8.

The four-bedroom house, at 82 Harvest Rise, has a self-contained guest wing and is on a five-hectare site with its own vineyard.

The 4ha of grapes are grown under contract to a major winery and managed by two viticulturists.

Bev and Michael built the insulating cavity brick and plaster home in 2010.

“Where can you find a lifestyle that enables you to produce something without physically having to be on the property?” Bev says.

They have appreciated having the vineyard as an interest that doesn’t tie them down and love the setting of their home, with its amazing views of the Tararua and Remutaka ranges.

“We wanted to build an unpretentious country home that sat well on the land and capitalised on the sun and the views,” Bev says.

The configuration of the house makes it ideal for everything from extended family living to entertaining guests, to running a bed-and-breakfast only five minutes from everything that makes Martinborough a popular tourist destination.

The insulated house is double-glazed throughout, with underfloor heating, a freestanding log burner in the living/ dining area, a Jetmaster open fire in the lounge, and heat pumps which also provide summer air conditioning.

The living areas have bifolding doors and windows that open to a wraparound al fresco courtyard, flat lawn and heated saltwater swimming pool.

“So you can open up the whole house on a beautiful summer’s evening,” Bev says.

The spacious living/dining area is openplan with the kitchen and, like the formal lounge and entrance, has lofted macrocarpa ceilings.

The kitchen has two wall ovens and a microwave oven, a gas hob, two dishwashers, a refrigerator-freezer and a scullery.

A long hallway with built-in shelving and wall space for displaying art leads to two of the double bedrooms, two tiled bathrooms, two studies, a separate laundry, powder room and the guest wing, with its two double bedrooms, bathroom and kitchen.

Other features include wide doorways, cedar windows with aluminium exteriors, an internal-access double-garage and a workshop the size of a single garage while nearby is a shared tennis court.

“We’re very torn about selling because it’s such a fabulous home and community,” Bev says, “but we want to be closer to family in the Bay of Plenty.”

The property has a rateable value of $1.8 million. ADDRESS: 82 Harvest Rise, Martinborough.
