Fine weather brings out the buyers in Newtown

25 Colville St has been auctioned for $1.335 million.

ANEWTOWN home-and-income property with six bedrooms and sweeping views over Kilbirnie, Evans Bay and the airport has been auctioned for $1.335 million. The property, at 25 Colville St, had a 2015 rateable value of $810,000 when it was marketed (the new rateable value is $1.22 million).

‘‘The sun was out after a week of rain and wind and so were the buyers,’’ says Mike Mike Lovell, of Bayleys, who marketed the two-flat house with Tim Cooke.

‘‘There was a fiercely fought battle between multiple bidders who were attracted to its unique features.

‘‘Set up as two three-bedroom homes that could accommodat­e extended family, it was the perfect mix for buyers.’’

The 210-square metre house had had only three owners since it was built in the 1960s on an 887sqm section with off-street parking.

A VOGELTOWN home that combined an al fresco lifestyle with fruit trees, a vegetable garden and an income stream has been auctioned for $120,000 above its rateable value.

The property, at 4 Travers St, had a rateable value of $870,000 and sold for $990,000.

Jane Park, of Harcourts, says the 130sqm house was configured as two bedrooms and two living areas but could be turned into a three- or four-bedroom home if the downstairs flat was converted to a main bedroom suite.

It was built in the 1930s on a private, sheltered, northfacin­g 714sqm section.

‘‘It offered the best of country living only minutes from the city,’’ Park says.

A MODERN and spacious Whitby home with new carpet has been auctioned for $195,000 above its rateable value.

The property, at 3 Carvel Lane, had a rateable value of $465,000 and sold for $640,000.

‘‘It had great indoor-outdoor flow, with large openplan living expanding on to a sunny, low-maintenanc­e outdoor entertaini­ng area,’’ Gavin Faulke, of Harcourts, says.

Built in the 1990s, the 90sqm dwelling was on a 548sqm section handy to schools, kindergart­ens and walkways.

The property, at 42 Brora Cres, had a rateable value of $550,000 and sold for $690,000.

Andy Cooling, of Harcourts, says the four-bedroom, twobathroo­m house combined open-plan living with a fantastic deck that overlooked the harbour.

It was built in the 1970s on a 544sqm section with three-car garaging and easy access to the motorway.

The property, at 20A Manchester St, had a rateable value of $205,000.

‘‘This one-bedroom home was neat as a pin, with brand new paint, carpet and drapes,’’ Arend Renting, of Harcourts, says.

‘‘The addition of the two-room studio and the single garage made for a surprising amount of space.’’

The 33sqm unit had a half share in a 752sqm section and was an estate sale. 3 Carvel Lane sold for $640,000.
