Unique proposition in Pukerua Bay

-

ACHARMING character home set in an oasis of native bush and indigenous forest in Pukerua Bay is for sale for the first time in 17 years.

The unique property, at 434 State Highway 1, dates to the 1940s and has been tightly held.

“The previous owner had it for about 40 years, so this is only the second time in nearly 60 years that it’s been offered for sale,” Jason Clark, of Clark & Co Realty, says.

The 6.0779-hectare idyll is off the main highway where the two lanes narrow to one on the approach to Pukerua Bay village.

Clark says it has the only Queens Canopy Covenant in the Wellington or Horowhenua/ Manawatu regions and as well as extensive walking tracks, there’s a “gin deck” in the thick of the bush for peaceful reflection.

The property was the original homestead for Mount Welcome Station. It includes a meadow and has farmland on three sides for the ultimate in tranquillity and privacy.

Located up a tree-lined driveway, the 214-square metre, single-level home is surrounded by flat lawn, with a big copper beech and Phoenix palm at the front, and a garden that’s watered by a natural spring.

The sheltered, picturesque setting includes a double garage, separate studio, horseshoe driveway and large, sunny al fresco deck off the northern end of the weatherboard-and-iron roof house.

“The deck was built only two years ago and the house has been superbly maintained,” Clark says.

“The kitchen and bathrooms have been remodelled and the house upgraded throughout, including insulation under the floor and in the ceiling.”

The house is configured for indoor-outdoor living, with the deck off the dining room adjoining the formal lounge and kitchen, and the main bedroom suite opening to a rear deck and garden.

There are woodburners in the lounge and dining room while the spacious kitchen has a 900 millimetre-wide wall oven, dishwasher, induction cooktop, rangehood and retro-fitted drawers.

The kitchen, living and dining areas have rimu floorboards whereas the bedrooms are carpeted.

The bathroom has a standalone bath, shower cabinet, toilet and two pedestal basins.

Other features include an ensuite and dressing room for the main bedroom, a powder room, and a separate toilet and separate laundry.

“This amazing home would make a fantastic artist’s retreat,” Clark says.

“You can enjoy all the benefits of living within what’s typically a 25-minute drive of Wellington CBD, and be on town water and sewerage, but feel as if you’re up the back of the Otaki River.”

The property has a deadline sale date of February 27 and a rateable value of $1.11 million.
