AN UPGRADED Whitby home with a modern kitchen and bathroom has been auctioned for $115,00 above its rateable value.
The property, at 45 Discovery Dr, had a rateable value of $530,000 and sold for $645,000.
Andy Cooling, of Harcourts, says the three-bedroom house was built in the 1970s but combined impressive street appeal with improvements like double-glazing for the bedrooms.
The 190 square metre dwelling also had a heat pump and gas feature fire, rumpus room, study and “fabulous” 530 square metre garden.

A ROSENEATH apartment in a native bush setting has been auctioned for $80,000 above its rateable value.
The property, at 102 Grafton Rd, had a rateable value of $690,000 and sold for $770,000.
“It was the entire top floor of a 1950s house set in a sizeable section of native bush,” says Erin Rush, of Harcourts, who marketed the three-bedroom apartment with Jane Park.
Architect Hugh Tennant designed the 100sqm conversion, which included many architectural features.
“It had a well-designed bathroom, a large modern kitchen, an open-plan living/dining room opening onto a generous balcony, and sensational panoramic views,” Park says.

TWO SECTIONS in Wellington Central have been auctioned for $9000 below their combined rateable values.
The sloping properties, at 1 and 1A Allenby Tce, were on separate titles, with combined rateable values of $710,000, but sold as one for $701,000.
“It was a unique opportunity to develop in the central business district, behind Saint Mary of the Angels Catholic Church in Boulcott Street,” Lou Newman, of Harcourts, says.
“They weren’t drive-on but were zoned inner residential and offered unlimited potential.”

A “BEAUTIFULLY RENOVATED” Rongotea home has been auctioned for $255,000 above its rateable value.
The property, at 3 Medway St, had a rateable value of $245,000 and sold for $400,000.
“It was a fantastic, spacious four-bedroom home just 20 minutes’ drive from Palmerston North or Feilding,” Arend Renting, of Harcourts, says.
“It had been beautifully renovated with stunning tiled bathrooms, new carpet, flooring and paint.”
Built before 1920, the 195 square metre dwelling had an unusually large kitchen and two living areas, and was on a 1012sqm section.
