Two-flat Hataitai home

-

TENDERS CLOSE on March 18 for a versatile character home in Hataitai that offers a range of lifestyle options for professionals, families and investors.

The two-flat property, at 36 Upoko Rd, could continue as a rental with a combined weekly income of $1000, be used for home-and-income to help offset the mortgage, or be turned into a family home with potentially five bedrooms.

It’s on a landscaped 560-square metre section with sea views, flat lawn, native bush, its own microclimate, a single garage and off-street parking for several cars.

Originally a single home, the 155sqm, weatherboard and iron roof dwelling was converted 10 years ago into a twobedroom flat on the upper level and spacious one-bedroom flat on the lower level.

‘‘But the original staircase still exists and the flats easily could be integrated into a family home with three-to-five bedrooms, depending on the configuration you need for your lifestyle,’’ Emma Young, of Lowe & Co Realty, says.

Sunny indoor-outdoor living is a feature of both flats, with each opening to a large deck with al fresco dining area.

There’s also a terraced lawn below the flats that adjoins native bush with kowhai and pohutukawa trees.

Subtle art deco touches and polished floorboards distinguish the upper level, which affords panoramic views over Evans Bay and the harbour entrance to the Orongorongos.

The spacious living/dining room also has a Pyroclassic logburner and French doors to the expansive deck that was added as part of the renovation.

It adjoins the kitchen, which includes an electric range and rangehood

Both of the bedrooms have built-in double-wardrobes with storage above and the laundry is separate.

The one-bedroom flat is self-contained with a carpeted lounge, eat-in kitchen, study with adjoining storeroom, and bathroom with a shower cabinet, vanity, toilet and polished floorboards.

There’s a heat pump in the lounge, which has bifolding doors to the deck, while the modern kitchen has an underbench oven, ceramic cooktop, rangehood and under-bench washing machine.

Other features of the property include a SmartVent ventilation system, comprehensive insulation, and security lighting.

‘‘This incredibly versatile opportunity would suit everything from home-andincome to family living to an investment that would return more than the current conservative rental,’’ Young says.

‘‘The downstairs flat could be turned into a master bedroom suite with up to two more bedrooms or you could use it to accommodate guests, dependent relatives or teenagers, or even use as an Airbnb.

‘‘The property is sheltered from the prevailing winds to maximise indooroutdoor living, the views are fantastic, it’s handy to the city and Hataitai Village, and the garage and off-street parking are a huge bonus in this location.’’

The property has a rateable value of $1.06 million.
