ANEAR-NEW Strathmore Park townhouse has been auctioned for $160,000 above its rateable value.

The property, at 18 Birkhall Gr, had a rateable value of $1.1 million and sold for $1.26 million.

Built in 2017, the 210-square metre semi-detached dwelling was elevated with stunning views and exceptiona­lly late sun, Mike Robbers, of Lowe & Co Realty, says.

‘‘The auction was conducted by two-time Australasi­an Champion Auctioneer, Mark Sumich and there were six registered bidders.

‘‘Most of the buyers were young couples, many of whom worked at Weta.

‘‘With so much of Wellington’s housing stock being older homes, buyers seem happy to pay a premium for a newly built home with luxuries such as double glazing, insulation and central heating.

‘‘This home also had a double internal-access garage – a true rarity in the Wellington market.’’

A TE ARO apartment with fantastic late sun has been sold for about 14 per cent above its rateable value of $480,000.

The 160sqm residence, at 1003/13 College St, was built in the 2010s and was sold fully furnished with modern appliances.

‘‘It was a really nice twobedroom apartment with fantastic late sun and a balcony to enjoy the views,’’ says Paul Dickason, of Profession­als Wellington City & Suburbs, who marketed it with Charles Lindsay.

‘‘It was super-central to everything – cafes, Moore Wilsons, cinema and restaurant­s – and was a brilliant investment or first home.’’

The property, at 75 Copeland St, had a rateable value of $640,000 and sold for $770,000.

‘‘It was an immaculate, spacious home with multiple living areas, warm timbers, tasteful de´ cor, and great heating and insulation,’’ Celia Barnao, of Harcourts, says.

The 170sqm house was built in the 1940s on a fenced, landscaped 563sqm section with a private garden, internal-access garage and off-street parking.

AN AOTEA HOME that was marketed to cooks because of its sunny, spacious kitchen with great storage has been auctioned for $187,000 above its rateable value.

The property, at 81 Te Puia Dr, had a rateable value of $630,000 and sold for $817,000.

Annemaire (AM) Janssen, of Harcourts, says the 184sqm, threebedro­om, two-bathroom, brickand-tile dwelling was ideal for buyers wanting low-maintenanc­e, easy living in a quiet enclave of homes.

It was built in the 2000s on a 593sqm section with a private garden and room for a boat, trailer or campervan in the driveway.

A REFURBISHE­D TITAHI BAY home within walking distance of schools and Whitireia Polytechni­c has auctioned for $152,000 above its rateable value.

The property, at 56 Piko St, had a rateable value of $345,000 and sold for $492,000.

‘‘It was a freshly painted little gem in the heart of Titahi Bay with three bedrooms, modern de´ cor, an updated kitchen and bathroom, and new carpet,’’ Gavin Faulke, of Harcourts, says.

The 97sqm dwelling dated to the 1950s and was on a sunny 385sqm section.
