Buyer found for boutique home
AMODERN, SPACIOUS townhouse in Northland has sold for more than $130,000 above its rateable value.
The property, at 7/27 The Rigi, had a rateable value of $670,000 and changed hands for more than $800,000.
Paul Dickason, of Professionals Wellington City & Suburbs, marketed the 146sqm dwelling with Charles Lindsay.
He says it offered large openplan living areas with a sunny balcony, three bedrooms, two bathrooms and an internal-access garage.
“It had been recently refurbished and was only minutes from the city in a small boutique development.”
A “BEAUTIFULLY” renovated Aro Valley villa has been sold for more than $160,000 above its rateable value.
The property, at 7 Norway St, had a rateable value of $620,000 and sold in the high late-$700,000 range (the buyer budget from $695,000).
“It was a beautifully renovated and super cute turn-of-the-century villa,” says Charles Lindsay, of Professionals Wellington City & Suburbs, who marketed the 80-square metre dwelling with Paul Dickason.
Built in the 1910s, it was on a 425sqm section and included a modern kitchen, bathroom, polished wooden floors, and French doors to a deck.
“It was insulated throughout and had a heat pump,” Lindsay says. “All the hard work had been done.”
AN ISLAND BAY home that was ready for renovating has been auctioned for $675,000.
The three-bedroom house, at 85 Volga St, was built in the 1970s on a 682sqm section with off-street parking and a garage that had been converted to a workshop.
“It was ripe for a makeover but offered a big view, a big section and a big opportunity for astute buyers,” says Erin Rush, of Harcourts, who marketed it with Nigel Solomon.
“The kitchen was vintage seventies with mosaic tiles, retro wallpaper and an archway leading to a light, bright and open living room that faced west for fantastic sun.”
The 130sqm dwelling also included a small sitting room with a wood burner and a second living space. A KARORI HOME that was marketed as “great value” for firsttime buyers and investors has sold for above its rateable value of $650,000.
The 120sqm dwelling, at 10 Chaucer Way, had three-to-four bedrooms and was built in the 1960s on a 557sqm section with an internal-access garage.
“It was a sunny, solid, wellpresented home with a sunny north-facing deck in a quiet cul-desac just moments from Karori Mall, public transport and popular schools,” Chris Day, of Professionals Wellington City & Suburbs, says.
“It was a great first home or investment in a great location.”

A TE HORO property in a prime, sheltered location has been sold for 20 percent above its rateable value of $580,000.
The five-hectare bare land block, at 21 Old Hautere Rd, was marketed by Grant Robertson and Derek Kelly, of First National Otaki.
“It was sheltered for horticultural purposes and was of impressive quality in a top location with an excellent commercial water supply,” Robertson says.
