AN AOTEA HOME with stunning views over Porirua has been auctioned for $215,000 above its rateable value.

The property, at 84 John Burke Dr, had a rateable value of $720,000 and sold for $935,000.

‘‘It was an extremely well specified, single-level, fourbedroo­m home with an awesome outlook over Porirua,’’ says Micky Limmer, of Harcourts, who marketed the 180-square metre dwelling with Marty Ritchie.

Built in the 2010s on an easycare 565sqm section, it included central heating, extensive, upgraded insulation, and a kitchen with Bosch appliances.

A SEATOUN HEIGHTS home with breathtaki­ng views has been auctioned for $805,000.

The three-bedroom, two-bathroom house, at 92 Seatoun Heights Rd, was on an elevated site with a tandem garage, off-street parking and terraced garden.

‘‘This ‘60s classic was elevated for great sun and overlooked the Seatoun wharf, beach and bay,’’ says Nigel Solomon, of Harcourts, who marketed the 200sqm dwelling with Erin Rush.

The spacious kitchen/dining room had French doors to a large patio with views over the sea to the Orongorong­o range while the separate living room had sea views to the east and west.

A KARORI HOME that was five minutes from the Makara Peak Mountain Bike Park has been sold for above its buyer budget range of $695,000-plus.

The property, at 99 Thurleigh Gr, had four-to-five bedrooms and a rateable value of $670,000.

‘‘It was a stunning, beautifull­y presented cedar home with stylish decor and a modern interior,’’ Chris Day, of Profession­als Wellington City & Suburbs, says.

Built in the 1980s on a 547sqm section, the recently renovated 127sqm dwelling had new paint, carpet and flooring, a modern kitchen and a west-facing deck.

AN OTAKI BEACH home that needed work has been sold for nearly 40 per cent above its rateable value of $345,000.

The 90sqm, two-bedroom house, at 6 Karaka St, was on an elevated 1012sqm section with a doublegara­ge (with bathroom), and views of the ocean and Tararua range. ‘‘It was in a great situation close to the beach, but needed some work,’’ Grant Robertson, of First National Otaki, says.

He and Derek Kelly marketed it to first-time buyers, investors and retirees. A MANAKAU HOME with 360-degree views has been auctioned for $110,000 above its rateable value.

The 1.0854-hectare property, at 141 Manakau Heights Rd, had a rateable value of $1.1 million and sold for $1.21 million.

‘‘This would have to be one of Manakau’s finest properties,’’ Suzanne Cottle, of Harcourts, says. The 337-square metre house was elevated for views in all directions and had four bedrooms, three living areas, a large office, a kitchen with a scullery, two bathrooms and an atrium.

‘‘It was perfectly positioned with extensive decking, quality chattels and triple-garaging,’’ Cottle says.
