ACENTRAL PORIRUA home with two bedrooms and a separate one-bedroom flat has been auctioned for $185,000 above its rateable value.

The Waitangiru­a property, at 17 Kalingo St, had a rateable value of $300,000 and sold for $485,000.

‘‘It was an exciting opportunit­y for buyers seeking a spacious and sunny environmen­t,’’ Glen Foster, of Harcourts, says.

The 94-square metre house was built in the 1960s on a 646sqm section.

‘‘It had been slightly renovated to create more room in the living spaces but was in mostly original condition, with loads of room for a family to grow,’’ Foster says.

A LARGE FAMILY home in Hataitai that was marketed as rewarding renovation has been auctioned for $905,000.

The property, at 83 Hamilton Rd, had a rateable value of $1.2 million.

Lisa Durrant and Jim Stuck, of Harcourts, say the 265sqm character home had five-to-six bedrooms and was in a desirable location.

’’It was spread over three levels and elevated for excellent sun on a 433-square metre section with dual street access,’’ Durrant says.

‘‘The layout lent itself to extended family living or even conversion to home-and-income.

‘‘The exterior was recently repainted, and most of the house had been insulated and recarpeted.’’ AN EPUNI HOME with four doublebedr­ooms and two extra rooms above a double-garage has been auctioned for $125,000 above its rateable value.

The property, at 28 Dyer St, had a rateable value of $530,000 and sold for $655,000.

‘‘It represente­d spacious family living at its best, with all-day sun on 692-square metres in a quiet cul-desac,’’ John Tonkin, of Harcourts, says.

The 130sqm house was built in the 1950s but had been freshly repainted inside and combined a wood burner with an HRV system and full insulation in the ceiling, exterior walls and under the floor.

TWO AFFORDABLE sections with full services in Otaki have been sold for $235,000.

Lots 3 and 4, at 27 Cobb Pl, didn’t have rateable values.

‘‘But they were competitiv­ely priced for first-home buyers compared to sections in Waikanae and Paraparaum­u,’’ says Grant Robertson, of First National Otaki, who marketed the 561sqm and 549sqm lots with Derek Kelly. ‘‘They were good quality, flat sections with full services, including gas and fibre, in an excellent plateau location.’’

A PALMERSTON NORTH home with three bedrooms and two modernised bathrooms has been auctioned for $30,000 above its rateable value. The Awapuni property, at 90 College St, had a rateable value of $425,000 and sold for $455,000. ‘‘It was a picture-perfect house built in the 1960s, then relocated and rejuvenate­d in the 2000s in an establishe­d neighbourh­ood,’’ says Murray Mansfield, of Harcourts, who marketed the 136sqm dwelling with his wife, Carole.

It included separate living and dining rooms, a study or nursery, a large covered deck for al fresco dining, and a double-garage on a 751sqm section near the College St shopping precinct.
