ANEW Whiteman’s Valley subdivisio­n makes buying a peaceful and picturesqu­e lifestyle block handy to Wellington City no longer just a dream.

Five of the 12 North Valley Estate lots, at 281 Katherine Mansfield Dr, already have sold or are under offer.

The remaining seven comprises two four-hectare hillside blocks, with native trees and pasture, and five 4ha blocks, with pasture, on the valley floor.

The lots can be bought as bareland blocks or house-and-land packages, with drive-on access and electricit­y to the boundary.

While sewage and water tanks will be the responsibi­lity of buyers, they are included in the cost of the house and land packages.

The land has a fixed price while the house-and-land packages are by negotiatio­n, starting from above $370,000 for the 2ha blocks and from above $550,000 for the 4ha sites.

‘‘They offer great value for money with large building platforms,’’ says Hadleigh Petherick, of Bayleys, who’s marketing the subdivisio­n with his brother, Spencer.

‘‘You would spend about the same for an 800-square metre

section over the Whiteman’s Valley hill in Wallacevil­le but get 20 times the amount of land.’’

He says the North Valley Estate lots also are in a much quieter and lovelier rural setting teeming with native birds and wildlife.

‘‘You really would be living the Kiwi dream here, with room for a vegetable garden and plenty of space for the kids to kick a rugby ball, and have a pony or pet lambs.

‘‘Here, you could get off the grid with solar panels and enjoy your own fresh produce.’’

Buyers can use their own architects and builders to build a house or opt for a house-and-land package with North Valley Estate developer Quality NZ Homes.

‘‘A house-and-land package with Quality NZ Homes, in partnershi­p with Prime Designs in Upper Hutt, starts from $2600 per square metre for a bespoke home,‘‘ Hadleigh says. ‘‘You can use your own builder but because Quality NZ Homes is doing the subdivisio­n, they can offer economies of scale.’’

He describes North Valley Estate as a premier rural/lifestyle subdivisio­n set amid rich, fertile farmland in a secluded, sunny location close to key urban centres.
