The three-bedroom unit, at 112/40 The Terrace, had a rateable value of $235,000.

‘‘It was a self-contained apartment, complete with furniture package, returning $810 a week for the tertiary year of 37 weeks,’’ says Paul Yianakis, of Harcourts, who marketed the 59sqm unit with Vinay Kumar.

The property, at 24 Paparoa Cres, had a rateable value of $710,000 and sold for $1.02 million.

A WHITBY HOME with a new roof has been auctioned for $163,000 above its rateable value.

The property, at 25 Thimble Lane, had a rateable value of $465,000 and sold for $628,000.

‘‘It was an affordable and wellmainta­ined home in a popular location close to schools, shops and transport,’’ Gavin Faulke, of Harcourts, says.

‘‘The exterior had been freshly repainted, the roof was new and the carpet as-new.’’

The three-bedroom house opened to a deck and was on a 622sqm section with a doublegara­ge.

A UNIQUE Te Horo property that combined an award-winning home with a ‘‘gorgeous wetland’’ has sold for 58 per cent above its rateable value of $820,000.

The Nathan Rooney-designed home, at 31 Waitaheke Rd, appeared to ‘‘float’’ above the wetland.

‘‘It was a wildlife paradise,’’ Grant Robertson, of First National Otaki, says of the 2.14-hectare setting.

He marketed the threebedro­om, 242sqm home as a ‘‘one of a kind’’ property with Derek Kelly.
