“The sleep-out had a bathroom and had been rented via Airbnb since 2016,” Chris Day, of Profession­als Wellington City & Suburbs, says.

“The occupancy rate was 98-100 percent with the vendors blocking out dates periodical­ly to get downtime.”

The 100sqm dwelling included a heat pump and wood burner as well as a DVS system.

“It was nicely presented with excellent indoor-outdoor flow to a child-friendly and flat, fully-fenced lawn,” Day says.

A FLEXIBLE Whitby home with radiator heaters has been auctioned for $212,000 above its rateable value.

The property, at 10 Glide Lane, had a rateable value of $660,000 and sold for $872,000.

Gavin Faulke, of Harcourts, says the 166sqm house was built in the 2010s and offered versatile layout options.

It had a high stud, open-plan living, one ground-floor bedroom and separate bathroom, and three more bedrooms and two more bathrooms upstairs.

The downstairs bedroom could be used as an extra living space opening to 277sqm of landscaped, easy-care garden.

The three-bedroom Waikawa Beach house, at 44 Sarah St, had views across farmland to the ranges from a wraparound deck.

“It was a beautifull­y relocated and restored 1950s weatherboa­rd home on a 936-square metre section,” says Grant Robertson, of First National Otaki, who marketed it with Derek Kelly.

The Westbrook property, at 47 Dalfield Pl, had a rateable value of $390,000 and sold for $440,000.

“It was a beautifull­y-presented three-bedroom home with a master ensuite and walk-in wardrobe,” Arend Renting, of Harcourts, says.

The 157sqm dwelling was built in the 1990s on a 524sqm section with outdoor living.
