AN AOTEA HOME “with all the extras” has been auctioned for $295,000 above its rateable value.
The property, at 32 Sumner Tce, had a rateable value of $730,000 and sold for $1.025 million.
“This good-as-new, quality brick-and-cedar home offered so much,” Marty Ritchie, of Harcourts, says.
“It was a stunning example of executive living, features and sound investing.”
The 214-square metre house was built in the 2010s on a 613sqm section in a family-friendly cul-desac.
It had four bedrooms, a study nook, al fresco dining and large deck overlooking a reserve.

AN IMMACULATE OTAKI home in a desirable location has been sold for 28 percent above its rateable value of $400,000.
The three-bedroom house, at 5 Renata Rd, was built in the 1980s and included a large deck and internal-access garage on a 765sqm section.
“It was an immaculately presented home in a desirable location,” says Grant Robertson, of First National Otaki, who marketed the 170sqm brick dwelling with Derek Kelly.
‘‘The property provides a ‘snapshot’ of the continued value growth in Otaki, as we sold it only two years ago in the early $400,000 range.”

A TITAHI BAY home that was marketed to first-time buyers and investors has been auctioned for $212,000 above its rateable value.
The property, at 143A Dimock St, had a rateable value of $465,000 and sold for $677,000.
Built in 2010 on a 367sqm section, the 164sqm house had three bedrooms, two bathrooms, open-plan living with a modern kitchen, and indoor-outdoor flow to a deck.

The property, at 77 Sunstone Cres, had a rateable value of $510,000 and sold for $750,000.
Mike and Scott Ledger, of Harcourts, marketed it as a fabulous family home with three bedrooms, two bathrooms, chef’s kitchen, open-plan living and indoor-outdoor flow to a northfacing patio and garden.
The 153sqm house was built in 2012 on a flat 509sqm section and included an internal-access doublegarage.

The property, at 4 Manly Gardens, had a rateable value of $465,000 and sold for $545,000.
“Properties in Manly Gardens are highly sought after but tightly held,” Doug Palmer, of Harcourts, says.
“It was perfect for active retirees and small families.”
The three-bedroom brick-andtile dwelling was set amid quality homes and had a 1/20th share of a 1103sqm section across the road from the beach.
