Stylishly renovated Seatoun beauty

-

TENDERS CLOSE on November 28 for a stylishly renovated Seatoun home in one of the seaside suburb’s most popular streets.

The four-bedroom house, at 31 Ludlam St, dates to the 1930s but has been rejuvenated for modern living on a 506-square metre section with a single garage.

‘‘Virtually all the hard work has been done,’’ Nicholas Reeve, of Ray White, says.

‘‘The owners intended this to be their ‘forever’ home. They haven’t compromised on anything.’’

As well as a new Colorsteel roof and continuous guttering, the single-level weatherboard house has been insulated, partially double-glazed, and replumbed, and fitted with a new switchboard, LED recess lighting and gas central heating system.

Decking has been added to the front and back of the repainted 140 square metre dwelling, the bathroom remodelled, and the kitchen and living/dining room reconfigured for indoor-outdoor flow.

The sunny kitchen and living/ dining area are at the northern end of the house, where a new floor has been laid and a granite island installed.

They open to a wide deck that steps out to flat lawn and a garden that offers opportunity for further landscaping to add value.

The kitchen adjoins the separate storeroom/pantry off the laundry and includes a 900 millimetre-wide Smeg range, a side-by-side refrigerator-freezer and a Bosch dishwasher.

Like the laundry’s Bosch frontloader washing machine and condenser dryer, the appliances are new and under warranty.

A central hall with polished floorboards leads to three doublebedrooms, a single and the bathrooms.

The main bedroom has extensive wardrobing and an ensuite with polished floorboards and a shower, vanity, toilet, electric heater and skylight; the tiled bathroom has a stand-alone bath, shower cabinet, vanity and toilet.

Another bedroom looks out to the front deck, which has a pergola, and has a wall of integrated storage and wardrobing.

‘‘This is a fantastic bedroom,’’ Reeve says, ‘‘but it would also make a great extra living room for people who don’t need four bedrooms.’’

He says it’s rare to find a character home that has been substantially renovated to the point where nothing needs doing.

‘‘The improvements are of an exceptionally high calibre because the vendors used an experienced professional project manager and expected to live here long-term.

‘‘It’s the kind of home that is tightly held. I believe it was in one family’s hands for 50 years.

‘‘It will appeal to families and professionals alike because of its superb presentation, sunny indooroutdoor living and sought-after location in one of Seatoun’s premium streets.’’

The property has a prerenovation rateable value of $1.14 million.
