Waterfront living with space to spare

-

TENDERS CLOSE on November 29 for a versatile and spacious waterfront home with secluded outdoor living on an unusually large section in Seatoun.

The five-bedroom house, at 225 Marine Pde, is across the road from Worser Bay on a 1012-square metre site with flat lawn at the front and terraced garden at the rear.

As well as a separate single garage, there’s a large internalaccess garage with a mechanic’s pit and basement storage, and ample off-street parking.

The property dates to the late 1910s while the more recent weatherboard-and-Colorsteel roof house is for sale for the first time in 36 years.

The vendors bought the 280 square metre two-storey dwelling because the size and configuration suited their blended family needs.

‘‘The separation of living areas means everyone can have their own space, plus there are two bathrooms and a separate toilet,’’ one says.

‘‘And because the house is elevated and set back from the road, you don’t feel as if you have neighbours.’’

One of the living areas is an exceptionally large rumpus room with original floorboards, built-in storage and a large deck overlooking Worser Bay and Steeple Rock.

It’s on the lower level, along with the first of the bathrooms (shower-over-spa bath, vanity, toilet), a kitchenette, workshop, and two double-bedrooms with wardrobes and sea views.

The outlook’s just as spectacular from the spacious formal lounge on the freshly repainted and carpeted upper level.

As well as a separate dining room, there’s a sunny open-plan family/dining room and kitchen with new flooring. Kitchen chattels include a DeLonghi range with a four-burner cooktop, rangehood and dishwasher.

The family/dining area has atrium glazing and opens to a private, leafy al fresco courtyard that steps up to garden with terraced lawns and spectacular views.

Also, upstairs are three doublebedrooms with wardrobes, one of which has French doors to the courtyard, another has a corner window seat with a panoramic harbour view, a bathroom with a shower, vanity and toilet, and a separate laundry with a toilet.

Other features include paned sash windows in the upstairs bedrooms, a slate entrance and gas central heating.

‘‘Large homes like this are extremely hard to come by,’’ Tom and Harriet Culy of, Lowe and Co, say. ‘‘We suggest you secure this, as it is a rare offering.’’

The property has a rateable value of $1.36 million.
