AHATAITAI home-and-income property with midcentury character has been auctioned for $120,000 above its rateable value.
The property, at 95 Rakau Rd, had a rateable value of $990,000 and sold for $1.11 million.
Erin Rush and Nigel Solomon, of Harcourts, described it as a solid 1920s home that had been thoughtfully converted in the 1960s.
There were three bedrooms upstairs and a modern, fully furnished two-bedroom flat downstairs with an appraised rental of $530 a week.
The house was on a 766-square metre section with views of Hataitai, Evans Bay and the Orongorongo range.

A LARGELY renovated Whitby home in a quiet cul-de-sac has been auctioned for $163,000 above its rateable value.
The property, at 19 Observatory Close, had a rateable value of $570,000 and sold for $733,000.
Built in the 1980s on a 626sqm section, the 220sqm house was close to schools, shops and walkways, and had been recently renovated.
‘‘But there was still opportunity for someone to add their finishing touches,’’ Lynnette Donoghue , of Harcourts, says.
It had four bedrooms, two bathrooms, an entertainers’ kitchen, formal living and dining, and a large deck.

A MODERN home in the heart of Whitby has been auctioned for $163,000 above its rateable value.
The property, at 16A Longitude Pl, had a rateable value of $650,000 and sold for $813,500.
‘‘It was a sensational fourbedroom residence with a long list of features for buyers looking to settle into modern living smack bang in the middle of Whitby on a 429-square metre section,’’ Andy Cooling, of Harcourts, says.
These included open-plan living, a separate office, a designer kitchen with a double-oven and granite benchtops, underfloor heating, stunning bathrooms, double-glazing, and video intercom entry with an electric gate.

A TRADITIONAL three-bedroom home in a sought-after Waikanae Beach location has been auctioned for $137,000 above its rateable value.
The property, at 35 Rangihiroa St, had a rateable value of $580,000 and sold for $717,000.
‘‘It was a solid, 1950s weatherboard home on an 865-square metre section with a sunny, private backyard,’’ Ray Marshall, of Harcourts, says.
‘‘It was an ideal weekender in one of the more popular and tightly held streets in the Olde Beach area within a short walk of the beach, shops, cafes and the boat club.’’

A PALMERSTON NORTH character home that was providing a strong rental return has been auctioned for $90,000 above its rateable value.
The Hokowhitu property, at 16 Morris St, had a rateable value of $385,000 and sold for $475,000.
Built in the 1950s on a 521sqm section, the 170sqm brick house had four bedrooms, timber floors, period features, large kitchen and a single garage or rumpus space.
