Beachside character in Paraparaumu

-

AN ARCHITECTURALLY renovated beachside home with panoramic views is for sale on the doorstep of everything that makes Paraparaumu so popular as a place to live.

The three-bedroom house, at 22 Manly St, is the home of architectural designer Peter Davis, of AD Architecture, and his wife, Denise.

“In designing the alterations we were sensitive to the original style,” Peter says.

They bought the property, which dates to the 1930s, because they saw its potential in a bluechip location just minutes’ walk from Paraparaumu Beach’s shops and cafes, boating club and golf links.

“We wanted to take an old home and retain its character while modernising it,” Denise says of their stunning transformation.

The 333-square metre, weatherboard-andiron roof dwelling is set back from the road on a west-facing 944 square metre section with easy-care indoor-outdoor living and a separate, self-contained studio with a bedroom, kitchen, bathroom and laundry.

The house has been double-glazed and insulated, replumbed and rewired, and fitted with LED lighting throughout.

The entrance has been attractively landscaped and there’s drive-on to an internal-access doublegarage with Strandboard lining.

The front door opens off a covered deck into an interior with multiple living areas.

An ethanol biofuel naked flame fireplace partly partitions the lounge from the dining room, which has a heat pump, and there’s a split-level morning lounge that opens to decking on two sides.

One faces east for breakfasting, the other essentially is an outside room: a partly covered, wraparound entertainers’ deck with built-in seating and a westerly aspect.

The living/dining areas are open-plan with the kitchen, which opens to an east-facing deck and courtyard.

It includes a walk-in pantry and storeroom, rimu joinery, double oven, ceramic cooktop, rangehood, dishwasher, jarrah breakfast bar and stainless steel benchtops.

Also on this level is a bedroom wing with two double-bedrooms and a bathroom. One of the double-bedrooms opens to a west-facing terrace; the tiled bathroom has a shower, standalone bath and vanity.

There’s also a separate toilet with a handbasin and a laundry.

The main bedroom suite and a second lounge are upstairs. The lounge opens to a large deck, affords spectacular sea views from Mana Island to north of Kapiti Island, and incorporates an open office.

The main bedroom has a Stash-designed walkin wardrobe and an ensuite with a tiled walk-in shower, vanity and toilet.

Other features include a wood-panelled wine cellar that was built from old bricks and fencing on the property, and a workshop/storeroom. “This is essentially a new home with character, lots of storage, and private spaces with decks and lovely views,” agent Della Randall says.

“It’s ideal for families with teenage children and people who love to entertain and don’t want to spend their weekends mowing lawns when they could enjoy everything this wonderful home and its golden-triangle location offers.”
