Karori character cottage

-

TENDERS CLOSE on January 31 for a quintessential Karori home that combines authentic English character with an exquisite cottage garden.

The three-bedroom house, at 16 Hauraki St, is for sale for only the second time since it was built in 1934 for architect George Penlington.

‘‘We bought it from the original owner, George Penlington, 40 years ago,’’ Sue Atkins says.

‘‘He was a government architect who designed and built the house in the style of a Cotswolds cottage. He was also a keen gardener.’’

She and her husband, Jim, loved the character, location and setting of the 170-square metre dwelling, which has a charming exterior with a tile roof and sits amid 569 square metres of romantically landscaped lawn and garden with roses, camellias, rhododendrons and a stone wall.

‘‘It has been a lovely family home and wonderful for pets.’’

It’s on a corner site, with pedestrian access from Hauraki St, where there’s a tandem car park, and drive-on to a single garage/workshop from Waikare St.

The front door of the enchanting twostorey home opens into an interior with central heating and polished floorboards.

To the right is the sunny, spacious lounge, which has a bay window and gas fireplace, and steps up to a family room with French doors that open to the garden.

The formal dining room is to the left of the front door. It also has a fireplace and adjoins the kitchen with its wall oven, ceramic cooktop and double DishDrawer dishwasher.

Off the kitchen are a separate laundry and access to a conservatory that opens to a large north-facing al fresco patio.

There’s also a toilet under the stairs that ascend past a feature leadlight to the three double-bedrooms and bathroom.

The main bedroom faces Hauraki St and has two double-wardrobes and extra storage. The other bedrooms also have built-in wardrobes; one has a dormer window and the other overlooks the patio.

The bathroom has a shower cabinet, pedestal basin and toilet.

‘‘This truly is one of the most charming and admired homes to come to market,’’ Paul Titcombe, of Lowe & Co Realty, says.

The property has a rateable value of $1.21 million.
