Executive offering in Whitby eclipses its RV

AN IMMACULATE Whitby home has been auctioned for $205,000 above its rateable value.

The property, at 9 Eclipse Lane, had a rateable value of $670,000 and sold for $875,000.

“It was an immaculate executive property at the end of a quiet cul-de-sac in a sunny, private position close to all amenities,” Lynnette Donoghue, of Harcourts, says.

The 310-square metre house was built in the 1980s on a 771 square metre section with enchanting gardens and inground swimming pool.

It had four bedrooms and was large enough for extended families and working from home, Donoghue says.

A CHARACTER home in Plimmerton that needed renovating has been auctioned for $40,000 above its rateable value.

The property, at 63 Gordon Rd, had a rateable value of $590,000 and sold for $630,000.

Built in the 1960s, the four-bedroom, two-bathroom house was on a 5354 square metre site overlookin­g Plimmerton with sea views.

“It needed some TLC but offered a relaxed and discreet lifestyle with plenty of scope for someone to put their own stamp on it,” Andy Cooling, of Harcourts, says.

The 130 square metre house included a modern kitchen and open-plan living with heat pumps and polished floorboard­s.

A TAWA HOME that was marketed to investors and buyers looking to downsize has been auctioned for $100,000 above its rateable value.

The property, at 41B Duncan St, had a rateable value of $455,000 and sold for $555,000.

“It was a cute single-level home, with two bedrooms and a half-share of a 748-square metre section,” says Adriana Watson, of Harcourts, who listed the 100 square metre dwelling with Marty Ritchie.

It was built in the 1980s and was for sale for the first time in 26 years.

A TRENTHAM HOME that had been recently reroofed and was newly carpeted has been auctioned for $35,000 above its rateable value.

The property, at 11 Bristol St, had a rateable value of $590,000 and sold for $625,000.

“It was a warm and inviting 1950s four-bedroom brick home with a spacious kitchen, and separate living and dining areas,” Mark Snaith, of Harcourts, says.

As well as a heat pump, a heat transfer system and a fireplace, it had been insulated in the ceiling and was on a 738 square metre section within walking distance of schools and public transport.

A MAYMORN HOME with more than 5000 square metre of flat land has been auctioned for $60,000 above its rateable value.

The property, at 1140 Maymorn Rd, had a rateable value of $890,000 and sold for $950,000.

Mike and Scott Ledger, of Harcourts, say the 180 square metre house had three bedrooms and two bathrooms while the land was fenced into four paddocks and included a large barn and workshop.

“It offered perfect family living leading out to sun-drenched patios and gardens,” Mike says.
