A SPACIOUS Whitby home with a large entertaine­rs’ deck has been auctioned for $165,000 above its rateable value.

The property, at 4 Mercury Way, had a rateable value of $550,000 and sold for $715,000.

Gavin Faulke, of Harcourts, says it was a ‘‘very spacious’’ home with three bedrooms, two bathrooms, two living spaces, a formal dining room, multiple heating sources and an air ventilatio­n system.

The 190-square metre house was built in the 1980s on a 725sqm section with a double-garage, workshop and parking for a trailer.

‘‘It was in a fantastic location with zoning for Discovery School and Aotea College,’’ Faulke says.

A CHARACTER home on the sunny side of a popular Island Bay street has been auctioned for $846,000.

The four-bedroom house, at 40 Tiber St, was built in 1906 and had been re-piled, re-wired and replumbed.

‘‘All the hard work had been done and the exterior was in excellent condition,’’ says Nigel Solomon, of Harcourts, who marketed it with Erin Rush.

The 140sqm house was on a 465sqm section close to a kindergart­en and primary schools.

A PAREMATA HOME on two titles in the Golden Gate area has been auctioned for $245,000 below its rateable value.

The property, at 1A and B Seaview Rd, had a rateable value of $1.485 million and sold for $1.24 million.

Marty Ritchie and Adriana Watson, of Harcourts, say the versatile 280sqm house had five bedrooms and multiple living options that could be modernised for a new owner’s needs.

It was built in the 1970s on an 804sqm section that was a ‘‘gardener’s paradise’’, with a flat, curved lawn, native and exotic trees, sunny private gardens, a small orchard and a swimming pool

A WAIKANAE BEACH home that suited weekend or permanent living has been auctioned for $155,000 above its rateable value.

The property, at 52 Rutherford Dr, had a rateable value of $425,000 and sold for $580,000.

‘‘It was a well-presented threebedro­om home just a short stroll from the beach, cafes and sports clubs,’’ Paul Templer, of Harcourts, says.

The 100sqm dwelling included a north-facing deck and was on a fenced 600sqm section close to the expressway for easy commuting.

A PALMERSTON NORTH home that was marketed to investors and renovators has been auctioned for $100,000 above its rateable value.

The Takaro property, at 107 Shamrock St, had a rateable value of $295,000 and sold for $395,000.

‘‘It was a great investment opportunit­y and offered huge potential to renovate and create a fantastic four-bedroom family home in a solid location,’’ Arend Renting, of Harcourts, says.

The 120sqm house was on a 539sqm section minutes from the central business district.
