Mount Victoria

-

TENDERS CLOSE on February 13 for a single-bay Mount Victoria villa with four double-bedrooms and sunny, flat outdoor living adjoining the town belt.

The picturesque property, at 23 Stafford St, is at the top end of a quiet noexit street only a short distance from Courtenay Place and the waterfront.

‘‘It’s steeped in a rich tapestry of history, having been built by Lancelot Holmes who is said to be the first Pakeha child born in New Zealand,’’ Harriet Culy, of Lowe & Co Realty, says.

Built in the 1890s, the 140-square metre weatherboard-and-iron roof dwelling occupies an elevated 329sqm section with lovely views across the city to Brooklyn hills and towards the south coast. A few steps and a brick path lead to the front door, which opens off an original veranda positioned for late sun into a central hall with a high stud and native timber joinery.

The first of the bedrooms is to the right. It has built-in storage and a magnificent bay window with a cityscape view.

A bathroom with a shower over a bath, a separate toilet and a hideaway laundry come off the hall leading to the spacious, open-plan living/dining area and kitchen.

The modernised hub of the home faces due north, with a large window to maximise natural light and the view of the garden with its flat lawn, roses and al fresco spaces.

There’s also a gate for directly accessing the town belt and the rear of the property is fenced for the safety of children and pets.

The living/dining area has French doors to decking and a period fireplace with built-in heating to complement the heat pump at the foot of the stairs leading to two more bedrooms – one with city views, the other overlooking the garden – and a second bathroom (shower cabinet, vanity, toilet).

The large kitchen has a wall oven, ceramic cooktop, dishwasher and built-in wine storage.

Culy says the property offers so much character in a fabulous location but is in need of some tender loving care.

‘‘We know this property will be popular. Properties like this are hard to find in Mount Victoria. Don’t miss your opportunity.’’

The property has a rateable value of $1.17 million.
