Second to none location helps sale price soar above CV
ATHORNDON home in a location “second to none” has been auctioned for $250,000 above its rateable value.
The property, at 8 Kilmister Ave, had a rateable value of $760,000 and sold for $1.01 million.
“It was in a location second to none, opposite the Botanic Gardens and next to the Chinese Embassy,” Vinay Kumar, of Harcourts, says.
The 160-square metre dwelling was built in the 1990s on a 468sqm section with harbour views and two sunny courtyards.
It included three doublebedrooms, two remodelled bathrooms, insulation, LED lighting, and an internal-access single garage.

A TIMBERLEA home that was marketed while under construction has been sold for $905,000.
The property, at 45 Mount Marua Way, had a rateable land value of $360,000.
“Upon completion, it did not hang around for long,” says Hadleigh Petherick, of Bayleys, who listed the new 200sqm house with Spencer Petherick.
“It was on a 2905-square metre section in a sought-after gated community nestled amongst native bush in an elevated position with good sun and a north-west facing view out across the Hutt Valley.”
It included four bedrooms, two bathrooms and an internal-access double-garage.

A REFURBISHED Northland home with great sun and views has been auctioned for $160,500 above its rateable value.
The property, at 49 Huntingdon St, had a rateable value of $425,000 and sold for $585,500.
“It was the perfect pad without body corporate fees,” Clare Newton Smith, of Harcourts, says.
The 60sqm two-bedroom dwelling was built in the 1970s but had been recently painted inside.
“It was neat-as-a-pin with incredible views and a fabulous deck in a cul-de-sac location with off-street parking,” Newton Smith says.

AN ELDERSLEA home that was in the same family for more than 58 years has been auctioned for $40,000 above its rateable value.
The property, at 32 McLeod St, had a rateable value of $580,000 and sold for $620,000.
Mike and Scott Ledger, of Team Ledger Harcourts, say the sunny 120sqm house offered convenient family living on a north-facing 819sqm section with a modern double-garage/workshop and view of Cannon Point hills.
“Originally built in 1951 as a two-bedroom home, the current family have owned since 1961 and as the family grew so did the house with an extension and third bedroom added in 1965, then a second living in 1975,” Scott says.
“There were loads of options for first-time buyers, renovators, investors and people wanting to upsize or downsize.”

The cross lease property, at 10A Seaforth Pl, had a rateable value of $195,000 and sold for $325,000.
