Miramar renovation adds options
ASTYLISHLY renovated character home in Miramar has been auctioned for $512,5000 above its rateable value.
The property, at 144 Townsend Rd, had a rateable value of $670,000 and sold for $1,182,500.
Built in the 1930s on a 903-square metre section, the 150sqm dwelling was insulated and centrally heated with three bedrooms, two living areas, a large open-plan kitchen and living/ dining area, and a basement workshop.
“There were also great options for a home office, teenagers’ retreat or a rumpus room,” Jane Park, of Harcourts, says.
The house also had new GIB, wiring, pluming and drainage.

AN EVANS BAY home with sea views from most rooms has been auctioned for $100,000 above its rateable value.
The property, at 1/382 Evans Bay Pde, had a rateable value of $940,000 and sold for $1.04 million.
Grant Griffith, of Harcourts, says the 150sqm home had three doublebedrooms, two bathrooms, large lounge with gas fire, separate dining with open servery to kitchen, and a study.
“It overlooked Evans Bay from the majority of rooms and had amazing levels of decking for outdoor living and entertaining.”
It was built in the 1990s and had a half-share in an 863sqm section with drive-on to double-garaging and extra parking.

A MOUNT VICTORIA home that was advertised as “worst house, best street” has been auctioned for $860,000.
The four-bedroom, two- bathroom cottage, at 35 Ellice St, was built in the 1890s on a 238sqm section.
“It was a project for those with vision and energy,” says Nigel Solomon, of Harcourts, who marketed the property with Erin Rush.
“It had been largely built with native timbers, with some alterations over the decades that needed repairing and upgrading.”

A LARGE WHITBY home on a 1074sqm section in a prime location has been auctioned for $290,000 above its rateable value.
The property, at 77 Joseph Banks Dr, had a rateable value of $610,000 and sold for $900,000.
Built in the 1990s, the 250sqm dwelling had four bedrooms, two lounges, two bathrooms and a large entertainers’ deck.
“It also had stunning grounds and was in one of Whitby’s most sought after areas,” says Adriana Watson, of Harcourts, who marketed it with Marty Ritchie.

A PALMERSTON North home close to reserves and a river walk has been auctioned for $75,000 above its rateable value.
The Awapuni property, at 19 Caulfield Pl, had a rateable value of $475,000 and sold for $550,000.
“It was the perfect blank canvas to modernise to add value,” Tim Cook, of
Harcourts, says of the three-bedroom house.
It was built in the 1970s on a private 600smq section with a 10sqm long garage/workshop.
