Oriental opportunity

-

TENDERS CLOSE on June 4 for a sunny, spacious character apartment in Oriental Bay that’s for sale for the first time in nearly 50 years.

The two-bedroom residence, at 2B/274 Oriental Parade, is on the second floor of the Wharenui building and last changed hands in 1972.

Wharenui dates to the 1960s but is still regarded as one of the best developments in the bay because of its central location and enviable site.

It’s set far enough back from the bay to be removed from traffic noise but still enjoys the picturesque promenade character that makes Oriental Bay so popular.

It also stands apart from other buildings, so the apartments abound in natural light and offer unobstructed views.

It has a building superintendent who lives on the premises and the body corporate fee covers the cost of centrally heating each apartment.

At 127 square metres, 2B is one of the larger apartments in the complex and comes with a tandem garage and a carport.

The living and dining areas are open-plan, with windows on three sides to showcase the extraordinary waterfront setting and views.

They also have built-in shelving and storage, and adjoin the original kitchen with its electric range and dishwasher.

The laundry is separate and the bathroom has a shower over the bath, vanity and toilet.

There also are ensuite facilities for the spacious main bedroom, which has two walk-in wardrobes and overlooks the bay, while the second bedroom faces north.

‘‘A lovely feature of this immaculate apartment is virtually every room has an outlook and sunshine,’’ says Everard Aspell, of Ray White.

‘‘And you’ll never feel isolated living here because of its position.

‘‘It’s elevated high enough for views and privacy but is still connected with everything that’s happening on the Parade.

‘‘The owners are reluctant vendors who have loved living here for as long as they have because of the easy access to the city and the proximity to the waterfront for daily walks along the Parade.’’

Aspell says another advantage of Wharenui is it’s a company share development.

‘‘So it combines great value with the security that comes from knowing all the residents are owner-occupiers.

‘‘And to have a waterfront apartment with secure parking for three cars is a huge bonus.’’
